AND MANY OF THESE ITEMS PRESENTED ARE MOSTLY DEVELOPMENT RELATED.

AND I WOULD LIKE TO REMIND EVERYONE THAT SPIN IS AN INFORMATIONAL MEETING AND NO VOTES ARE TAKEN AT THIS TIME.

NOW, LET'S GET STARTED WITH THE APPLICANT PRESENTATION, THE FIRST ITEM IN THE AGENDA IS

[2. SPIN2021-03 - An applicant is proposing three (3) warehousing / distribution center buildings totaling 330,980 square feet at the northwest corner of Mustang Court and Southwestern St. within SPIN Neighborhood #8.]

PATRICK COGAN. HE'S HERE TO PRESENT THE FIRST ITEM ON THE AGENDA, WHICH SPIN 2021-03.

THE APPLICANT IS PROPOSING A [INAUDIBLE] WAREHOUSE AND DISTRIBUTION CENTER BUILDING TOTALING UP TO THREE HUNDRED THIRTY NINE THOUSAND NINE HUNDRED EIGHTY SQUARE FEET AT NORTHWEST CORNER OF MUSTANG COURT AND SOUTHWEST STREET TO THE EAST OF [INAUDIBLE] AVENUE, JUST NORTH OF PUBLIC STORAGE.

YES, HELLO, MY NAME IS PATRICK COGAN, I WORK WITH KELLY HORTON AND ASSOCIATES, I'M REPRESENTING BROOKFIELD PROPERTIES, WHO IS THE DEVELOPER ON THIS PROJECT.

THE PROJECT'S NAME IS A MUSTANG BUSINESS PARK.

AND AS MENTIONED, IT'S NEAR [INAUDIBLE] WOODS AND MUSTANG COURT.

AS YOU CAN SEE FROM THE AERIAL, IT'S THE EXISTING ZONING ON THE SITE IS IS INDUSTRIAL ZONING. SO THE PROPOSED DEVELOPMENT MATCHES THE ZONING AND ALSO THE FUTURE DEVELOPMENT PLAN AS WELL. THIS IS JUST KIND OF ANOTHER AREA OF THE SITE.

AS YOU CAN SEE, THERE'S SOME GOOD AMOUNT OF WOODED AREA.

THERE'S SOME THERE'S A CREEK THAT RUNS ALONG THE WESTERN EDGE OF THE PROPERTY SURROUNDED ON THE SOUTH AND EASTERN SIDES BY MORE INDUSTRIAL USES AND THEN ON THE NORTH END, SO MANUFACTURED, WHEREAS [INAUDIBLE] RESIDENTIAL.

AND WE'LL GET INTO THAT A LITTLE BIT IN THE NEXT COUPLE OF SLIDES, THIS SLIDE IS WHAT OUR PROPOSED SITE PLAN LOOKS LIKE, IT'LL BE THREE BUILDINGS, AS MENTIONED, A LITTLE OVER THREE HUNDRED THIRTY THOUSAND SQUARE FEET OF.

THERE IS GOING TO BE SOME PROPOSED DETENTION, WE'RE STILL KIND OF NAILING DOWN HOW MUCH AND IN THOSE LOCATIONS, BUT RIGHT NOW THOSE ARE KIND OF PRELIMINARY THAT ARE SHOWN ON THE WEST, SOUTH AND EASTERN PARTS OF THE SITE.

THESE BUILDINGS ARE SPEC WAREHOUSES.

SO THAT JUST MEANS THAT CURRENTLY THERE IS NO PROPOSED TENANT FOR THESE BUILDINGS ONCE THEY'RE KIND OF BUILT AND TENANTS WILL LOOK IN AND SEE IF THEY WILL WANT TO COME IN AND USE THESE FACILITIES. SO IT COULD BE ONE TENANT AT ALL THREE BUILDINGS OR IT COULD BE MULTIPLE IN THE FUTURE JUST KIND OF DEPENDS ON HOW THE MARKET GOES.

NEXT SLIDE, PLEASE. THESE ARE SOME PRELIMINARY RENDERINGS THAT WERE DONE.

FOR OUR INITIAL SUBMITTAL.

THERE MAY BE A FEW TWEAKS TO TO THEM OUR FINAL DESIGN, BUT THIS GIVES YOU A GOOD IDEA OF HOW THE SITE LAYS OUT AND LOOKS A LOT EASIER TO SEE ON THESE RENDERINGS THAN JUST ON OUR BLACK AND WHITE SITE PLAN SUBMITTALS .

THIS IS THE PROPOSED FACADE BUILDINGS, GIVES A LITTLE BIT MORE.

LOOK INTO THE PROPOSED MATERIALS AND HOW THE SITE, HOW THE BUILDINGS WILL LOOK.

NEXT SLIDE. THIS WILL BE THIS IS WHAT OUR PROPOSED LANDSCAPE PLAN IS, THE BIGGEST CONCERN THAT WE'VE SEEN ON SITE IN SOME OF OUR CONVERSATIONS WITH THE CITY IS, IS WHAT OUR BUFFER IS GOING TO KIND OF LOOK LIKE WITH THE MANUFACTURED HOUSING TO THE NORTH WEST OF THIS OF THIS PLAN.

BUT AS YOU CAN SEE ALONG THAT EDGE, WE'RE PROPOSING A SIGNIFICANT AMOUNT OF SCREENING, BOTH WITH A THE SOLID SCREEN, ALONG WITH SOME GOOD AMOUNT OF VEGETATION, TREES, SHRUBS, ETC.. AND WE'RE DOING EVERYTHING WE CAN TO MAKE SURE THAT, YOU KNOW, WE'RE GOOD NEIGHBORS AND THE DEVELOPMENT WILL NOT IMPACT OUR NEIGHBORS TO THE NORTH. I'M HERE FOR ANY QUESTIONS THAT ANY CITIZENS HAVE REGARDING THE PROJECT AND APPRECIATE YOUR TIME.

YEAH, MY QUESTION IS, I JUST I LIVE RELATIVELY CLOSE TO THE PROPOSED DEVELOPMENT IN THE [INAUDIBLE] COURT NEIGHBORHOOD SORT OF TO THE NORTH.

MY QUESTION IS, IF, YOU KNOW, IF THERE WAS ANY CONSIDERATION OF A MAYBE A SLIGHTLY LARGER TREE BUFFER TO PRESERVE SOME OF THE THOSE OLD GROWTH TREES.

AND THERE'S ALSO A GOOD AMOUNT OF WILDLIFE IN THERE.

I DON'T KNOW IF THERE'S ANY AS IT'S AS IT GOES IN ANY MITIGATION TO, YOU KNOW, SORT OF GIVE THE WILDLIFE A CHANCE TO MOVE OUT BEFORE BEFORE THE TREES ARE REMOVED OR SO REALLY ANY CONSIDERATION FOR A LARGER BUFFER AND YOU KNOW, CHANCE FOR THE WILDLIFE TO GET OUT AND SOME KIND OF WAY BEFORE BEFORE THE TREES ARE REMOVED.

WE'RE DOING EVERYTHING WE CAN TO TO MINIMIZE THE IMPACT TO THE CREEK AND THE VEGETATION.

WE'RE PROPOSING SOME TREE MITIGATION ON SITE.

AND A LOT OF THESE TREES ARE ACTUALLY A GOOD PERCENTAGE OF THEM.

I THINK IT'S ABOUT 40 TO 50 PERCENT OF THEM ARE KIND OF DISEASED OR WHAT YOU WOULD CALL AN UNDESIRABLE SPECIES.

SO YOUR. OSAGE ORANGE, MESQUITE, THOSE KINDS OF TREES THAT YOU'RE NOT REALLY LOOKING TO KNOWN SOMETHING TO PRESERVE THEIR KIND OF TREES, THAT NO ONE'S PLANTING THEY JUST KIND OF SHOW UP. WHAT WE'RE PROPOSING IS A GOOD AMOUNT OF MORE DESIRABLE SPECIES OF TREES

PLANTED AROUND THE SITE.

YOU CAN TAKE A LOOK AT OUR LANDSCAPE PLAN, WE'RE ACTUALLY WE'RE DOING EVERYTHING WE CAN TO TO PUT TREES WHERE WE CAN WE'RE GOING WE'RE PROPOSING MORE ABOVE AND BEYOND WHAT THE ACTUAL CITY REQUIREMENTS ARE FOR LANDSCAPING, BECAUSE WE DO KNOW THAT THERE IS A GOOD AMOUNT OF VEGETATION AND EXISTING VEGETATION WILL BE REMOVED FOR THE PROJECT, BUT SO THAT'S WHY WE'RE THAT'S KIND OF MORE OF WHAT WE'RE PROPOSING.

THE SITE IS ALREADY KIND OF TIGHT.

SO ADDING ADDITIONAL BUFFERING IS GOING TO BE PRETTY HARD.

BUT WE'RE DOING EVERYTHING WE CAN TO MINIMIZE THE IMPACT TO THE SURROUNDINGS.

AS FAR AS THE WILDLIFE GOES, THAT'S GOING TO BE MORE OF A CONSTRUCTION QUESTION WHEN WE GET TO THE END OF THIS PROJECT.

I'VE NOT RUN ACROSS THAT KIND OF SITUATION MUCH IN THE PAST, BUT I'M SURE WE CAN TAKE IT IN TO CONSIDERATION ONCE WE ONCE WE GET THIS PROJECT THROUGH PERMITTED AND READY FOR CONSTRUCTION. APPRECIATE THE CONSIDERATION.

PRESENT THE ITEM FOR THIS EVENING, SPIN 2021-05.

THE APPLICANT IS PROPOSING AN EIGHT THOUSAND SQUARE FOOT STEAM AND CLASSROOM ADDITION TO THE CLARDEN SCHOOL CAMPUS ACROSS THE STREET FROM BOB JONES [INAUDIBLE] LOCATED AT 100 [INAUDIBLE] OH, YES, GOOD EVENING.

MY NAME IS ROBERT RAMIREZ, I'M WITH WRA ARCHITECTS AND I BELIEVE I MIGHT HAVE REPRESENTATIVE OF THE BOARD FOR THE CLARDEN SCHOOL ON THE LINE AS WELL.

SO SHE MIGHT BE AVAILABLE TO ANSWER QUESTIONS AS THEY COME UP AS WELL.

SO WHAT YOU SEE ON THE SCREEN HERE, IS THEIR SITE PLAN, WHICH INCLUDES THERE'S FIVE EXISTING BUILDINGS ON THE CAMPUS AND THEY HAVE PLANNED FOR SOME ADDITIONAL PADS.

THERE'S THREE ADDITIONAL PADS FOR FUTURE GROWTH.

AND WE WERE TAKING ONE OF THOSE PADS AND BUILDING ON IT NOW.

AND THIS IS ALSO A MASTER PLAN THAT IS CURRENTLY REGISTERED WITH THE CITY.

SO IT IS A MASTER PLANNED SITE.

WE ARE ALSO, IN ADDITION TO BUILDING THE EIGHT THOUSAND SQUARE FOOT STEAM BUILDING CLASSROOM, WE ARE PROPOSING TO ADD THE ADDITIONAL PARKING THAT YOU CAN SEE THERE IN THE MIDDLE OF THE CIRCLE PIECE THAT IF YOU GO TO THE NEXT SLIDE, PLEASE, THE ADDITIONS ITSELF IS GOING TO CONSIST OF A SCIENCE LAB, A MAKER SPACE AND FOUR CLASSROOMS, FOUR FIVE HUNDRED SQUARE FOOT CLASSROOMS WITH JUST THE TYPICAL RESTROOMS AND A KITCHENETTE AREA FOR STUDENTS. AND THERE WILL BE A COVERED CONNECTION BACK TO THE EXISTING BUILDING THAT'S NEXT DOOR TO THIS ONE.

THAT'S THAT RADIUS SIDEWALK THAT YOU SEE ON THE BACK.

THIS IS ALSO GOING TO BE A STORM SHELTER.

ONE HUNDRED PERCENT OF THE BUILDING IS GOING TO BE A STORM SHELTER FOR THE SCHOOL.

SO IT'LL HOUSE THE REQUIRED POPULATION OR THE POPULATION OF THE CAMPUS IN THIS EIGHT THOUSAND SQUARE FOOT BUILDING.

SO THE PITCHED ROOF IS THE ONE THING THAT MIGHT BE A LITTLE DIFFERENT ON THIS BUILDING BECAUSE IT IS GOING TO BE A STORM SHELTER.
