GOOD EVENING. MY NAME IS SHERRY BERMAN AND I'M THE CHAIR FOR THE SOUTHLAKE COMMUNITY ENGAGEMENT COMMITTEE, AND OUR RESPONSIBILITIES AS A COMMITTEE ARE TO HOLD THE SOUTHLAKE TOWN FORUMS. TONIGHT, I WANT TO REMIND YOU GUYS AND AND OUR ONE GUEST THAT THIS IS AN INFORMATIONAL MEETING AND NO VOTES WILL BE TAKEN.

AND WE'LL GO AHEAD AND SHOW THE VIDEO FROM OUR MAYOR AND THAT KIND OF EXPLAINS THE PROCESS HERE. GOOD EVENING, I'M SOUTHLAKE MAYOR JOHN HUFFMAN, I WANT TO THANK YOU FOR ATTENDING TONIGHT'S SPIN TOWN HALL FORUM. THE ITEMS PRESENTED ITS BEEN REPRESENT IDEAS, OFTEN IN THE BEGINNING STAGES OF POSSIBLE DEVELOPMENT.

NOW WHAT'S IMPORTANT TO UNDERSTAND IS THAT THIS CONVERSATION STARTS HERE FIRST WITH THE PRESENTATION AND THEN WITH YOUR QUESTIONS AND COMMENTS FOR THE DEVELOPER.

THERE ARE NO VOTES TAKEN AT SPIN AND NO DECISIONS ARE MADE.

SPIN IS SIMPLY AN OPPORTUNITY TO LEARN MORE.

ONCE THE MEETING IS OVER, BOTH THE CITY COUNCIL AND THE CITY'S PLANNING AND ZONING COMMISSION ARE PROVIDED WITH A SPIN MEETING REPORT THAT HIGHLIGHTS THE DISCUSSION FROM TONIGHT. [2. SPIN2022-01 - An applicant is proposing to develop two 2-family residential homes, each approximately 3,000 sq. ft. located at 400 and 420 Briarwood Dr. within SPIN Neighborhood #4.]

OK, WE HAVE ONE PRESENTATION TONIGHT.

SKIP BLAKE IS HERE TO PRESENT THIS EVENING SPIN 2022-01.

THIS APPLICANT IS PROPOSING DEVELOP A 2 FAMILY RESIDENTIAL HOME WITH APPROXIMATELY 3000 SQUARE FEET, LOCATED AT FOUR HUNDRED AND 420 BRIARWOOD DRIVE.

YES, IF YOU COULD GO UP THERE, THANK YOU SKIP.

ALL RIGHT. SO THIS PROJECT IS ON PROPERTY ON BRIARWOOD DRIVE, AND IT'S ZONED MULTIFAMILY, AND SO IT'S ONE OF THE FEW MULTIFAMILY ZONED PROPERTIES IN SOUTH LAKE.

AND WE DID PRESENT THIS TO THE CORRIDOR COMMITTEE AND AND GOT SOME VERY FAVORABLE RESPONSES TO THIS.

IT'S REALLY DESIGNED, AS YOU CAN SEE ON THE SLIDE, THIS ON THIS SIDE OF THIS PIECE OF PROPERTY OR TWO UNITS, TWO HOMES.

AND THEY REALLY ARE.

I'LL SHOW YOU THE ELEVATIONS HERE IN A MINUTE, BUT THEY LOOK LIKE MEDITERRANEAN HOMES THAT YOU WOULD SEE WITH THE TILE ROOFS AND VERY ATTRACTIVE, AND THEY JUST HAPPEN TO HAVE A COMMON WALL RIGHT HERE.

BUT THIS THIS UNIT, THIS IS THE FIRST UNIT ON THIS SIDE, HAS ITS OWN TWO CAR GARAGE.

THEN THIS UNIT HERE HAS ITS OWN TWO CAR GARAGE.

SO AND THEN ACROSS FROM IT, THE PROPERTY IS SPLIT IN HALF WITH A COMMON DRIVE THAT WILL COME DOWN THIS WAY TO FEED THE GARAGES ON EACH SIDE AND THE OTHER SIDE THAT HAS THE SAME THING. THIS IS A UNIT RIGHT HERE WITH A TWO CAR GARAGE, A COMMON WALL AND THEN A UNIT HERE ON THIS SIDE WITH A COMMON WALL.

AND AGAIN, TO ME, THEY LOOK LIKE A TYPICAL, YOU KNOW, VERY NICE SOUTHLAKE HOME ON BOTH SIDES OF THE THE COMMON DRIVE.

THIS IS JUST A MAP OF THE PROPERTY.

LET'S SEE HERE TRYING TO GET THERE WE GO.

SO IT'S TURNED SIDEWAYS, BUT YOU CAN SEE KIND OF THIS AS JUST A LITTLE COLORED RENDITION OF HOW EACH UNIT WOULD LOOK.

AND AGAIN, KIND OF A FLOOR PLAN OF HOW IT LOOKS AND.

THAT'S AGAIN, WITH THIS COMMON WALL, AND THIS IS JUST A LANDSCAPE PLAN SHOWING THE TREES NOW BASED UPON AFTER THE CORRIDOR MEETING, WE AT ONE TIME BACK WHEN THIS PROJECT WAS FIRST VISUALIZED, THE FIRE MARSHAL HAD THOUGHT THAT WE WOULD NEED WHAT'S CALLED A HAMMERHEAD BACK HERE FOR THE FIRE TRUCKS TO COME IN.

SINCE THEN, WE'VE REWORKED THAT WITH THE FIRE MARSHAL AND THIS DRIVE WILL NOT COVER QUITE AS MUCH PAVING.

WE WILL NOT NEED AS MUCH CONCRETE EVEN BACK HERE.

YOU CAN SEE THE SITE DOES HAVE SEVERAL TREES.

WE'RE GOING TO BE KEEPING A LARGE MAJORITY OF THE TREES, ESPECIALLY HERE.

WE'RE KEEPING A 40 FOOT FRONT BUILDING LINE FROM BRIARWOOD DRIVE, WHICH WOULD BE VERY NICE BECAUSE AGAIN, IT KEEPS THE PROPERTIES LOOKING LIKE A NICE RESIDENTIAL PROPERTY WITH WITH THE EXISTING TREE COVER ON THE BRIARWOOD DRIVE SIDE.

AND THEN OBVIOUSLY SEVERAL OF THE EXISTING TREES WILL BE BACK HERE ON THE WEST PROPERTY LINE. AND AGAIN, HERE'S A LANDSCAPE PLAN SHOWING SOMEONE SOME OF THE NEW TREES THAT WILL BE ADDED TO BUFFER THE PROPERTY TO THE NORTH AND SOME BUFFER TO THE SOUTH, THE PROPERTY TO THE SOUTH OF THIS DEVELOPMENT IS COMMERCIAL.

IT'S A COMMERCIAL BUILDINGS THERE.

IT'S A MEDICAL OFFICE RIGHT THERE THAT THEN BORDERS THE SERVICE ROAD OF HIGHWAY 114.

YES. AND THEN THIS WILL BE THE SIDE OF THE HOME, BUT IT'LL BE VERY ATTRACTIVE.

ALSO, IT'S DESIGNED LIKE THE FRONT OF A HOME.

IT'S NOT. IT'S NOT LIKE, YOU KNOW, SOME SUBDIVISION, YOU'LL SEE A HOME.

IT LOOKS LIKE A FLAT WALL.

THIS WILL STILL BE A VERY NICE LOOKING SIDE TO THE DEVELOPMENT.

AND THEN AS YOU DO COME DOWN THROUGH HERE, THEN YOU'LL BE ABLE TO SEE WHAT THERE'S THE FRONT DOOR, FOR EXAMPLE, ON EACH UNIT.

THIS UNIT HERE HAS A CORNER OUTDOOR PORCH THAT'S COVERED RIGHT HERE.

YOU CAN SEE THAT WHICH AGAIN, WILL BE VERY ATTRACTIVE FROM BRIARWOOD DRIVE.

AND AGAIN, WE'RE 40 FEET BACK AND THERE'LL BE A HEAVY TREE EXISTING TREE BUFFER THAT WILL ALSO FEEL, AS YOU SAW ON THE LANDSCAPE PLAN.

SO YOU HAVE A VISUAL OF WHAT IT WILL APPEAR LIKE FROM BRIARWOOD DRIVE.

IT'S KIND OF AGAIN HAS A MEDITERRANEAN LOOK, THE TILE ROOF.

SO THAT'S THE SIDE OF THAT, THAT PARTICULAR UNIT RIGHT THERE.

AND THEN OF THE OF ONE SIDE OF ONE HALF OF THEM ONE OF THE PROJECTS.

AND THEN I GUESS THAT'S THE ONLY ELEVATIONS WE HAVE.

BUT THE OTHER SIDE WILL BE THE OTHER UNIT WOULD BE VERY SIMILAR.

OK, AND YOU SAID THE ZONING IS MULTIFAMILY.

YES, IT'S MULTIFAMILY.

SO IT'S THIS IS ALLOWED IN THE MULTIFAMILY ZONING.

AND BECAUSE WHAT IT IS IS A TRANSITION ZONE BETWEEN THE COMMERCIAL PROPERTY HERE AND THE RESIDENTIAL PROPERTY THAT'S ON DOWN BRIARWOOD DRIVE THIS WHEN THE CITY DID THEIR ZONING MAP, THEY CREATED THIS MULTIFAMILY AS ALMOST LIKE A TRANSITIONAL ZONE.

BUT TO US AGAIN, THIS IS A VERY ATTRACTIVE.

IT LOOKS LIKE A HOME.

IT'LL BE, YOU KNOW, IT'S NOT, YOU KNOW, IT'S NOT LIKE A DUPE.

YOU KNOW, IT'S IS A TWO UNIT WITH A COMMON WALL.

BUT TO ME, DUPLEX IS NOT A WORD THAT REALLY GOES WITH THIS PROJECT BECAUSE IT'S MUCH MORE ATTRACTIVE THAN WHAT YOUR VISION OF A DUPLEX IS, WHICH IS SOMETHING WE DID DISCUSS WITH THE COMMITTEE AT THE CORRIDOR COMMITTEE.

AS THE STREET MAKES THE CURVE AND BECOMES ANOTHER STREET ON THE OTHER SIDE.

MM HMM. THERE ARE TWO UNITS THAT ARE SIMILAR TO THIS.

YEAH, THIS WILL BE ITS NEWER AND NICER.

I MEAN, YOU KNOW, TILE ROOF AND SO FORTH.

THE QUALITY OF THE CONSTRUCTION OF THIS WILL BE MUCH HIGHER GRADE THAN HOMES THAT WERE BUILT, YOU KNOW? YOU KNOW, SEVERAL YEARS AGO.
