THE APPLICANT IS PROPOSING TO DEVELOP AN APPROXIMATELY 10,000 SQUARE FOOT MEDICAL OFFICE BUILDING LOCATED AT 300 PARKWAY DRIVE.

THE SITE IS RIGHT BEHIND CALLOWAYS IF YOU ARE FAMILIAR WITH THAT ON PARKWOOD DRIVE EAST OF SOUTHLAKE BOULEVARD.

HERE IT'S IN RED.

THE UNUSUAL THING ABOUT THIS SLOT IS THE BOTTOM THIRD IS A TREE PRESERVATION AREA, WHICH WE INTEND ON KEEPING AND THAT AREA BORDER'S THE RESIDENTIAL LOTS ON THE BACK SIDE OF THIS PROPERTY.

HERE WERE THE LAST SLOT BEFORE YOU GET TO THE RESIDENTIAL AREA AND FIRST SLOT INTO THE COMMERCIAL AREA.

WITHOUT A GOOD USE FOR THAT WAS A MEDICAL PROFESSIONAL OFFICE BUILDING.

WHEN WE SET IT OUT, WE SET IT OUT WITH THE RATIO OF PARKING REQUIRED FOR A MEDICAL OFFICES, WHICH IS 150.

WE HAVE STAFF AND PUBLIC PARKING AREAS.

IT MADE SENSE TO CONNECT IT.

I THINK IT USED TO BE PARKWOOD FROM SOUTHLAKE BOULEVARD DOWN AND IT ENDED RIGHT ABOUT WHERE THAT LITTLE HOUSES ON 307 USED TO JUST COME DOWN AND END THERE.

I'M OPPOSED TO THIS DEVELOPMENT.

IT SEEMS INCONSISTENT WITH THE CITY PLAN TO KEEP THE OLD SENIOR CENTER OF GREEN SPACE IN THE CITY.

YOU CAN TRAVEL ONE BLOCK IN EITHER DIRECTION AND FIND AN EMPTY MEDICAL OFFICE FACILITY DIRECTLY OFF OF BYRON NELSON AND TIM ARE ON CROSSING AND NEW MEDICAL OFFICE BUILDINGS AT WHITE CHAPEL IN 1709.

I FEEL THE CITY SHOULD POINT TO THESE VACANT BUILDINGS BEFORE APPROVING THE ADDITION OF MORE.

LASTLY, THE AMOUNT OF TRAFFIC WOULD COME FROM DEVELOPING THIS AREA WOULD BE IMMENSE.

MANY CHILDREN WALK TO AND FROM SCHOOL ALONG PARKWOOD DRIVE, AND ALSO MANY FAMILIES WALK TO AND FROM THE OLD SENIOR CENTER.

ADDITIONAL BUILDINGS AND TRAFFIC PATTERNS WOULD BE UNSAFE.

NOT TO MENTION THE AMOUNT OF ANIMALS THAT WOULD MORE THAN LIKELY BE DISPLACED IN THE NEIGHBORING POND.

I KNOW THE CITY WILL CONSIDER NOT ALLOWING THIS DEVELOPMENT TO MOVE FORWARD. THANK YOU.
