AND THIS CAR WASH CURRENTLY OPERATES UNDER A PROVISION ZONING ORDINANCE FOR A FULL SERVICE CAR WASH UNDER A SPECIFIC USE PERMIT APPROVAL.

THE LAND USE DESIGNATION ON THE PROPERTY IS INDUSTRIAL.

SO AERIAL VIEW OF THE SITE.

THIS IS THE ORIGINAL SITE PLAN APPROVED WITH THE SPECIFIC USE PERMIT AS WELL AS THE ZONING THAT WAS PLACED ON THE PROPERTY AT THAT TIME. AND THIS IS THE PROPOSED SITE PLAN.

THE REQUEST OF THE APPLICANT IS TO CHANGE THE ZONING TO ALLOW FOR A SELF SERVICE, FLEX SERVICE, CAR WASH FACILITY IN PARTICULAR ADDING A ROW, TWO ROWS OF SELF SERVE VACUUM STATIONS AS WELL AS THE SELF SERVE ABILITY TO RUN YOUR CAR THROUGH THE CAR WASH.

THIS IS A FACILITY OF OURS AND A LITTLE BIT OF BACKGROUND ON US.

WE RUN 16 CAR WASHES IN THROUGHOUT DFW.

WE ARE ALL DFW BORN AND RAISED AS PART OF IRON SKILLET AND THIS IS ONE OF OUR SITES ON MOCKINGBIRD LANE, PART OF THE PARK CITIES IN DALLAS.

I'M NOT SURE IF YOU HAD A CHANCE TO REVIEW THIS OR NOT, BUT SOME OF OUR GOALS.

I ALREADY WENT THROUGH THE TOP OF WHAT WE PLAN TO, IF APPROVED, INVEST OVER $1,000,000 IN NOT ONLY UPGRADING THE PROPERTY TO MEET THE STANDARDS OF THE CITY OF SOUTHLAKE.

BUT ONE OF THE BIG CONCERNS AND IT WAS ADDRESSED THROUGH THE OBJECTION, IS TO IMPROVE THE NOISE LEVEL ON THE PROPERTY.

OUR GOAL IS TO DO WHATEVER IT TAKES TO BEST ACCOMMODATE THE RESIDENTIAL NEIGHBORS THAT SHARE A PROPERTY LINE ALONG THE SOUTH OF OUR OF THIS PROPERTY THAT WE ARE LOOKING TO ACQUIRE.

YOU'VE SEEN OUR PROPOSED WAY OUT.

ONE ISSUE THAT WAS BROUGHT UP IN THE SPIN MEETING WAS THE VEHICLE STACKING AND THE LAYOUT.

ONE OF THE THINGS THAT WE OUR GOALS IS TO MOVE THE THE POINT OF SALE TO FURTHER BACK ON THE PROPERTY, ELIMINATING KIND OF ELIMINATING THE CROSS UTILIZATION OF THE EXIT OF THE TUNNEL WITH THE ENTRANCE OF THE PROPERTY WHERE THE POINT OF SALE WOULD TAKE PLACE.

WE BELIEVE THAT ONE OF THE ISSUES CURRENTLY IS THE CO-MINGLING OF VEHICLES AS THEY EXIT THE PROPERTY AND RECEIVE KIND OF THE FINAL TOUCHES IN WHERE THE CUSTOMERS GO TO PAY BY MOVING THE POINT OF SALE FURTHER BACK IN THE PROPERTY.

NOT ONLY WE'RE GOING TO SPEED UP THE TRANSACTION BECAUSE THE THE TRANSACTION WILL BE DONE AT THE WHERE YOU ARE GREETED.

BUT IT WILL ALSO BE FURTHER AWAY FROM THE TUNNEL EXIT WHERE THOSE FINAL TOUCHES ARE BEING DONE.

IT'S JUST WHERE WE ARE IN THIS STAGE OF THE PROCESS.

SO WE CONDUCTED OUR OWN INTERNAL NOISE STUDY, NOTHING SCIENTIFIC.

BUT I SPECIFICALLY WENT ON THE PROPERTY, TOOK DECIBEL READINGS OF WHERE WHAT THE NOISE LEVELS ARE FROM VARIOUS POINTS AND AS WELL AS PROVIDED SOME GUIDANCE ON WHAT THE NOISE LEVEL WOULD POTENTIALLY LOOK LIKE BASED ON SOME OF OUR EXISTING PROPERTIES.

ONE OF OUR GOALS IS INSTALLING BRAND NEW VACUUM PRODUCERS THAT OPERATE MUCH MORE EFFICIENTLY, MUCH QUIETER, AND WITH A GOAL OF FULLY AND CLOSING THAT VACUUM PRODUCER.

CURRENTLY IT IS ENCLOSED BY TWO SIDES AND AN ALUMINUM LOCKING DOOR THAT SWINGS OPEN.

THERE'S NOTHING ON TOP TO ENCLOSE IT EITHER.

IT'S ALSO AN OUTDATED PIECE OF EQUIPMENT THAT PRODUCES QUITE A BIT MORE NOISE THAN WHAT IS IN THE INDUSTRY.

AS YOU CAN SEE, SOME OF THE NOISE READINGS THAT WERE OBTAINED.

THESE WERE TAKEN JUST THIS PAST TUESDAY.

SO A READING WAS TAKEN AT THE PROPERTY LINE WHERE THE THE RESIDENT THAT HAS AN OBJECTION TO THESE CHANGES.

AND THAT READING WAS 62.4.

THAT SEEMS TO BE AND THAT IS AT THE PROPERTY LINE.

THAT IS NOT AT THE POINT OF CONCERN FOR THE RESIDENT THAT VOICED SPECIFIC LOCATIONS ON THEIR PROPERTY WHERE THEY HAVE WHERE THEY FEEL THAT THE NOISE IS TOO HIGH.

THIS IS THIS GIVES YOU AN IDEA OF WHAT A VACUUM PRODUCER, A MODERN VACUUM AND PRODUCER PROVIDES.

THE GOAL IS TO SPEED UP THE PROCESS, IMPROVE STACKING, IMPROVE TRAFFIC FLOW ON THE PROPERTY.

SO WE WANTED TO HIGHLIGHT HOW THE PROCESS WOULD CHANGE AND TO ARTICULATE THAT GETTING VEHICLES ON AND OFF THE PROPERTY IN A MORE EFFICIENT MANNER IS IMPORTANT TO US AND ADDRESSING SOME OF THE CONCERNS THAT WERE BROUGHT UP DURING THIS MEETING.

THIS IS A BASIC HOUSEHOLD INCOME NUMBERS FOR SITES THAT WE CURRENTLY OWN IN THE PROPOSED SITE HERE IN SOUTHLAKE.

THESE ARE HIGH DEMOGRAPHIC NEIGHBORHOODS AND WHERE WE HAVE SELF SERVICE VACUUMS, EXPRESS VACUUMS, WE ALSO OFFER FULL SERVICE.

WE ARE A FULL SERVICE BRAND.

WE JUST WANT TO PROVIDE THIS SELF SERVICE OPTION FOR CUSTOMERS AS THE AS THE CUSTOMER BEHAVIOR HAS BEGUN TO CHANGE WITHIN THE INDUSTRY.

THIS IS OUR LEMMON AVENUE SITE THAT FEATURES A BUNCH OF MANY OF THE HIGHLAND PARK COMMUNITY COMES TO VISIT THIS SITE.

WE WANTED TO SHOW THAT HERE ARE SOME OF THE NICEST VEHICLES THAT YOU CAN BUY, A BRAND NEW CADILLAC ESCALADE AND A RANGE ROVER.

AND THESE THESE ARE CUSTOMERS THAT DO USE OUR SELF SERVICE VACUUMS. THIS WAS A CONCERN FROM THE SPIN MEETING THAT CUSTOMERS THAT DRIVE NICE VEHICLES AREN'T INTERESTED IN VACUUMING THEIR OWN CARS.

AND WE WANTED TO HIGHLIGHT THAT.

HERE IS THE HIGHLAND PARK COMMUNITY VACUUMING THEIR OWN CARS.

ANOTHER CONCERN AS PART OF THE PROCESS IS THE PROPOSED CANOPIES.

WE TYPICALLY HAVE UTILIZED A ROYAL BLUE.

WE ARE OPEN TO THE CITY OF SOUTHLAKE'S RECOMMENDATION.

IF THEY DETERMINE THAT NAVY IS A MORE APPROPRIATE COLOR BECAUSE ROYAL DOESN'T MATCH THEIR COLOR STANDARDS, WE ARE OPEN TO THAT AS WELL.

AGAIN, WE ARE JUST TRYING TO BE AS FLEXIBLE AS POSSIBLE.

WE WANT TO IMPROVE THIS PROPERTY.

WE WANT TO MAKE IT A PLACE WHERE THE CITIZENS OF SOUTHLAKE ACTUALLY WANT TO GO TO.

WHAT WAS BROUGHT TO OUR ATTENTION DURING THE SPIN MEETING IS MEMBERS OF THAT OF THE SPIN COMMITTEE GO TO THE MUSTANG. THEY NO LONGER GO TO THIS SITE ANYMORE.

WE WANT TO PUT, WE WANT TO INVEST SERIOUS CAPITAL TO GET THE RESIDENTS OF SOUTHLAKE EXCITED ABOUT STAYING WITHIN THEIR COMMUNITY AND SPENDING THEIR DOLLARS WITHIN THIS WITHIN THE CITY OF SOUTHLAKE.

HOW MANY CANOPIES ARE THERE THAT YOU'RE PLANNING FOR THIS FACILITY? AND MAYBE WHEN YOU ANSWER THAT, DO YOU MIND KIND OF FLIPPING BACK INTO PRESENTATION? YES, SIR. JUST KIND OF VISUALLY SHOW THE SITE PLAN YOU HAD, BUT GO AHEAD.

IS IT 18 TO 18? BUT I THINK THAT'S INCONSISTENT WITH A STRATEGY TO BRAND YOURSELF AS A FULL SERVICE CAR WASH.

AND I DON'T CARE WHAT MEDIAN INCOME IS OR ANYTHING.

I DON'T CARE WHAT TYPES OF CARS PEOPLE ARE DRIVING.

I DON'T THINK BASED ON MUSTANG SUCCESS, SINCE YOU REFERENCED IT IN THE CHALLENGE THAT CRYSTAL CLEANERS PASTE, THAT PEOPLE ARE NECESSARILY GOING TO GRAVITATE TO A SELF SERVICE MODEL IMMEDIATELY.

SO WHAT I MIGHT SUGGEST 18 SEEMS LIKE PERHAPS DOUBLE WHAT YOU NEED.

ADDITIONALLY, WE ARE WILLING TO INSTALL A TALLER FANS NOISE REDUCING TREES ALL ALONG THE PROPERTY LINE.

ANYTHING THAT WE CAN DO TO MAKE TO EASE THIS CITIZENS CONCERNS.

WE'RE TRYING TO REDUCE THE NOISE.

WE'RE TRYING TO IMPROVE THE PROPERTY FOR THE BENEFIT NOT ONLY OF THE COMMUNITY, THIS RESIDENT WHO'S EXPERIENCING THESE NOISE CONCERNS, AS IS.

I MEAN, IF THIS DOESN'T GET IMPROVED, IF THIS DOES NOT GET APPROVED, IS GOING TO CONTINUE TO OPERATE AND BE A NUISANCE FOR THE FOR THAT RESIDENT.
