THE THINGS WE HEARD AT THE SPIN WAS ABOUT THE ONGOING DRAINAGE ISSUES IS THIS SIDE TOTALLY FLOWS TO THE EAST AND WHEN THIS SUBDIVISION WAS DESIGNED HERE, WHICH WE ORIGINALLY OWN THIS LAND, THIS WAS PLANNED TO BE PART OF THEIR CHURCH CAMPUS AND THIS WAS GOING TO BE PRIMARILY PARKING LOT.
THE DESIGN OF THE DRAINAGE COEFFICIENTS ON HERE WAS DESIGNED AT A COMMERCIAL STANDARD, RIGHT NOW WE'RE COMING IN WITH RESIDENTIAL STANDARD AND THERE WAS A DRAINAGE STORM SURGE INSTALLATION DONE FROM HERE ALL THE WAY DOWN, AND THEN THE EXISTING DETENTION AREA WAS DESIGNED TO ACCOMMODATE THIS COMMERCIAL USE.
WELL, CURRENTLY THIS WATER COMES OFF HERE, SHEEP FLOWS, GOES UNDERNEATH THESE FENCES.
WE UNDERSTAND THERE HAS BEEN SOME OF THESE POOLS HAVE HAD MUD WATER IN THEM.

OUR PLAN IS, AND I BROUGHT MY CIVIL ENGINEER HERE TONIGHT, WHO DESIGNED THIS ORIGINALLY 10, 11 YEARS AGO.
HE CAN GET REAL SPECIFIC ABOUT HIS CALCULATIONS.
HE SAYS WE WILL BE CAPTURING ALL THE WATER COMING OFF THIS SIDE THAT CURRENTLY SHIT FLOWS.
IT'S GOING TO BE DONE IN A COUPLE OF WAYS.
THAT'S THE DRAINAGE MAP FOR CHELSEA PLACE.
AS YOU CAN SEE, THERE'S FOUR DETENTION BASINS HERE.
BUT ULTIMATELY ALL THIS WATER IS TO GO IN THIS LARGE DETENTION AREA.
THEN THIS PIPE WAS INSTALLED YEARS AGO TO WHAT IT WAS.
THIS WAS ACTUALLY ON THOSE PLANS WHEN THEY WERE DONE, LAND COULD DEVELOP THIS COMMERCIAL BECAUSE THE CHURCH WANTED TO HAVE THE ABILITY AND YOU CAN SEE WHAT THEY HAD DESIGNED WAS A LARGE MASS PARKING LOT.
IT WOULD GO IN TO CATCH BASINS AND THEN TAKE IT AND GET OVER HERE.
PARALLEL TO THAT WITH OUR PROPOSED DRAINAGE PLAN.

THIS WATER ALL FLOWS FROM NORTH TO SOUTH AND THEN EAST.

ALL THIS WATER WILL GO INTO THE STREET, IT WILL BE CAUGHT BY THE STREET, AND IT WILL GO INTO A CURB INLET HERE THAT WILL GO AGAIN UNDERGROUND INTO THIS PIPE.
THE WATER THAT'S ASSOCIATED WITH A3 HERE, WE ADDED ANOTHER PROPOSED SURFACE DROP INLET.
THIS WATER AGAIN WILL BE CAUGHT HERE PUTTING THE PIPE AND GOING AROUND.
NONE OF THIS WATER AS IT CURRENTLY SHEET FLOW IS 5.4 ACRES ONTO THESE PEOPLE, THAT WILL STOP.
THIS PLAN CEASES THAT WATER CAPTURES IT, MANAGES IT, PUTS IT IN PIPE, AND THEN TAKES IT TO THE DETENTION AREA.

WE SOLD FOUR HOUSES, AND WE SOLD THE LAST THREE LOTS AND WE'RE GLAD TO DO IT.
I JUST DON'T SEE IT HAPPENING, BUT IT COULD HAPPEN SOMEONE CAME UP WITH A WONDERFUL PLAN.
BUT WE'RE GOING TO PUT A LOVELY FENCE UP THERE BOARD ON BOARD WITH MATCHING COLUMNS TO MATCH THE BUILDING OF THE AUSTIN STONE EIGHT-FOOT TALL, AND WE'RE DOING EXTENSIVE LANDSCAPING OVER THERE.
