SO THERE IS NO OUTDOOR STORAGE, NO CARS PARKED IN THE PARKING LOT.

SO THERE'S NOT A LOT OF JUST DRIVE BY TRAFFIC KIND OF INTEREST.

AND BASED ON THE VALUE OF THESE VEHICLES, IT'S PRIMARILY BY APPOINTMENT, BUT IT IS REQUIRED TO BE OPEN TO THE PUBLIC ACCORDING TO THE LICENSING REQUIREMENTS AS WELL.

AND ROUGHLY HOW MANY CARS? I MEAN, THE RANGE.

YEAH. SO THAT WE'RE STILL TRYING TO GO THROUGH AND DETERMINE THAT BASED ON THE SQUARE FOOTAGE.

SO AS YOU CAN SEE IN THE FLOORPLAN, WE'VE GOT ABOUT 2700 SQUARE FEET IN THE OPEN, LARGE OPEN AREA IN THE BACK AND ABOUT ANOTHER 1600 THAT WOULD BE KIND OF THE PRIME SHOWROOM AREA. THE PRIOR TENANT USED THAT AS A TRAINING AREA AND SO DEPENDING ON HOW THE THE SIZE OF EACH OF THESE VEHICLES WILL DETERMINE HOW THEY CAN BE LAID OUT.

AS YOU CAN SEE AT THE RELATED BUSINESS OUT IN CALIFORNIA, YOU'VE GOT CARS THAT ARE ANGLED.

THIS IS A SET. THE PICTURES THERE THAT YOU'RE SEEING ARE FROM A 70,000 SQUARE FOOT SHOWROOM.

YOU'VE GOT TENANTS ON EITHER SIDE OF YOU THAT IF THINGS ARE EITHER TOO NOISY, YOU KNOW, THERE'S PROBABLY GOING TO BE.

COMMENTS AND WE WORK THROUGH SOME OF THAT UP FRONT JUST TO MAKE SURE SO THAT THIS WASN'T A LOCATION WHERE SOMEBODY'S GOING TO BE REVVING ENGINES INSIDE AND DOING SOME SORT OF. TESTING OF THE MOTORS AND THINGS LIKE THAT.

YEAH, IT IS A SHOWROOM.

SO I MEAN TEST DRIVES WOULD BE DONE ON THE STREET, WHICH IS NO DIFFERENT THAN THESE VEHICLES THAT YOU SEE DRIVING BY NOW.

I MEAN IF YOU GO STAND IN THE PARKING LOT OF THIS LOCATION FOR A HALF AN HOUR, YOU'RE GOING TO SEE THESE TYPE OF CARS DRIVE BY ANYWAY.

SO THAT'S NO DIFFERENT THAN WHAT'S EXISTING IN SOUTH LAKE NOW.

ANYWAY, IN THIS LOCATION, YOU SEE THESE TYPE CARS DRIVE BY IF YOU STAND THERE FOR HALF AN HOUR.

SO THE TEST DRIVES ARE GOING TO HAPPEN.

SOMEBODY WANTS TO TAKE A CAR AROUND THE BLOCK.

IT'S GOING TO IT'S GOING TO HAPPEN ANYWAY.

THERE'S NOT GOING TO BE ANY YOU KNOW, WE DON'T ALLOW ANY ERRATIC DRIVING, REVVING, THINGS LIKE THAT ANYWAY.

RIGHT. THESE ARE HIGH END CLIENTS, HIGH END CARS.

SO, YOU KNOW, WE'RE NOT SELLING TO KIDS OR ALLOWING TEST DRIVES.

HOW OFTEN DO YOU THINK YOU'D BE TAKING THESE OUT FOR TEST DRIVES? LIKE HOW MANY PER DAY? LIKE A HANDFUL. I MEAN, THERE'S NOT A PER DAY BECAUSE I MEAN, CARS I MEAN, A LOT OF CARS THAT WE SELL, YOU KNOW, WE DELIVER OR WE DON'T EVEN TEST DRIVE.

IT'S JUST YEAH, THEY DON'T EVEN HAVE TO BE.

WE FIND THEM A CAR, WE'LL HAVE A CAR.

THEY'RE JUST GOING TO COME PICK IT UP.

THEY'RE NOT GOING TO BE TEST DRIVING THESE CARS ANYWAY.

THEY'RE JUST GOING TO COME GET IT.

WE'RE NOT A REPAIR SHOP.

SO INITIALLY WE'RE LOOKING AT A THREE YEAR TERM WITHIN TWO RENEWAL OPTIONS AND WE REFLECTED BOTH A THREE AND A FIVE BECAUSE THEY'RE TESTING OUT THIS MARKET TO DETERMINE THIS WAS A PRIME LOCATION THAT THEY CHOSE WITHIN THE DFW AREA.

AND SO AT THE TIME OF RENEWAL, THEN IT COULD BE EITHER A THREE OR FIVE YEAR EXTENSION.

WELL, YOU KNOW, WE HAVE THE LATITUDE WITH AN SUP TO DO REALLY ANYWHERE FROM ONE TO WE'LL SEE LATER TONIGHT, TEN PLUS.

SO WE'VE GOT A LATITUDE EITHER WAY.

TYPICALLY, WE'LL GO ON THE MUCH LOWER END FOR KIND OF AN INITIAL SUP JUST TO SEE HOW THINGS GO.
