SINCE WE DON'T SEE A VERY OVERFLOWING GALLERY, I'LL SKIP SOME OF THE USUAL PLEASANTRIES ABOUT HOW ALL THIS PROCESS WORKS.

SOME OF THE PEOPLE IN THE GALLERY MAY HAVE AN IDEA OR TWO AS TO HOW THE PROCESS GOES HERE.

SO WITH THAT, DENNIS, I'LL MAYBE SKIP TO YOU ON ADMINISTRATIVE COMMENTS.

DENNIS, WE'VE TALKED ABOUT THIS ITEM IN OUR WORK SESSION JUST A LITTLE WHILE AGO AND SOME MORE DETAIL.

SO I THINK JUST HIGHLIGHTING MAYBE ONE OR TWO SLIDES AND MAYBE JUST CONFIRMING THAT THIS IS IN COMPLIANCE WITH ALL PREVIOUS APPROVALS, I BELIEVE THAT IS THAT IS CORRECT.

YES, IT IS CONSISTENT WITH THOSE APPROVALS.

THIS IS A FIRST SHEET OF THE THREE PAGE PLAT.

THIS IS THE RESIDENTIAL PORTION OF THE PROPOSED CAROLINE PHASE ONE A CAROLINE PARK PHASE ONE A THIS IS SHEET TWO OF THE THREE PAGE PLAT WHICH CONSISTS OF THE NON RESIDENTIAL PORTIONS AND IT IS JUST A PARTIAL FINAL PLAT OF WHAT IS ALL INCLUSIVE OF THE NONRESIDENTIAL PORTION OF THE CAROLINE PARK PHASE OR PORTION OF THE CAROLINE PARK DEVELOPMENT.

OKAY. THIS WOULD COME BACK LATER AS FURTHER PLANS DEVELOP ON THE LIBRARY PERFORMING ARTS SITE AS WELL AS THE OTHER PARK AND OPEN SPACE AND COMMERCIAL AREAS, AND WOULD COME BACK WITH A FUTURE FINAL PLAT ON ON ONE OR MORE PORTIONS OF THAT IN THE FUTURE.

I THINK THAT CONSTRUCTION IS GOING TO BE AROUND A NINE MONTH CONSTRUCTION PERIOD FOR THE INFRASTRUCTURE.

JUST SO THAT YOU ARE AWARE, WE ARE ACTUALLY ALREADY UNDER CONTRACT WITH FIVE INCREDIBLE CUSTOM HOME BUILDERS, WHICH I THINK THE CITY IS GOING TO BE INCREDIBLY HAPPY TO HAVE.

THERE WERE RUMORS EARLY ON THAT WE WERE NOT GOING TO BE DOING SOMETHING WITH A CUSTOM HOME BUILDER.

WE HAVE FIVE OF THE HIGHEST FOLKS AND ONE OF THEM'S HERE THIS EVENING.

BUT THAT'S GOING TO BE JUST AN INCREDIBLE DEVELOPMENT.

I THINK THAT'S GOING TO BE NINE MONTHS.

THEN WE'LL START GOING. WE'LL BE WORKING THROUGH OUR 3E AGREEMENT WITH COUNCIL.

THE THOSE ARE KIND OF THE TWO OUTSTANDING THINGS BEFORE WE CAN ACTUALLY START GOING VERTICAL AND AND ACTUALLY EVEN START THE HORIZONTAL, WE GOT TO HAVE THAT TAKEN CARE OF ON THE 3E AGREEMENT.

I THINK WE WILL HAVE THAT DONE BEFORE THE END OF FEBRUARY, WHICH WILL ALLOW US TO GET THAT STARTED FOR THE NINE MONTH HORIZONTAL DEVELOPMENT AND THEN THINGS WILL START GOING VERTICAL. I WILL TELL YOU, JUST IN GENERAL, WE'RE INCREDIBLY ENCOURAGED WITH THE INTEREST THAT WE HAVE ON ALL AREAS OF THE ENTIRE DEVELOPMENT.

SO WE'RE ALREADY IN NEGOTIATIONS WITH MULTIPLE RESTAURANTS, FOLKS THAT ARE VERY INTERESTED IN DOING THE CONDO OVER RETAIL, FOLKS THAT ARE PEOPLE THAT DID OFFICE BUILDINGS IN SOUTH LAKE ALREADY THAT WE'RE TALKING WITH.

AND THEN OF COURSE, YOU'VE GOT THE LIBRARY AND THE PERFORMING ARTS.

SO IT'S MOVING ALONG RAPIDLY.

AND I THINK SOME OF AS A MATTER OF FACT, ONE OF THE ONLY THINGS HOLDING US UP IS TRYING TO FIGURE OUT WHERE THE LIBRARY AND THE PERFORMING ARTS IS GOING TO BE, HOW BIG THEY'RE GOING TO BE, HOW THEY'RE GOING TO BE SITUATED.

EXACTLY, BECAUSE THAT REALLY INFORMS A LOT OF THE REST OF THE ENGINEERING TO THE WEST.

UNTIL WE GET THAT SET, WE CAN'T FINISH SOME OF THOSE THINGS, BUT WE ARE ALSO WORKING ON RENDERINGS AND YOU WILL BE RECEIVING AN INVITATION AS A P&Z.

WE ARE HAVING A CEREMONIAL GROUNDBREAKING NOVEMBER 17TH AT 11 A.M..

WE'LL BE SENDING OUT INFORMATION.

I'VE ALREADY TALKED WITH THE MAYOR AND A COUPLE OF COUNCIL MEMBERS ON THAT.

AND SO WE'LL HAVE A TENT OUT THERE, PROBABLY A COUPLE OF HUNDRED PEOPLE.

FEED, STORE, BARBECUE, WHICH IS A STAPLE IN THE COMMUNITY.

WE'LL PROBABLY ALSO HAVE 1956 PIZZA AND WE'VE GOT SOME KIND OF SPECIAL THINGS.

THE BUILDERS ARE ALL GOING TO BE THERE.

THEY'LL HAVE RENDERINGS OF SOME OF THEIR PRODUCT.

WE WILL HAVE BY THAT POINT ALSO, EVEN THOUGH WE DON'T AND I ALWAYS WANT TO MAKE SURE THAT I'M VERY CLEAR OUR RENDERINGS OF WHAT WE'RE GOING TO SHOW AS THE LIBRARY AND PERFORMING ARTS ARE NOTHING BUT CONCEPT VISION THAT IT COULD BE.

BUT THERE'S A LOT OF DISCUSSION WITH THE TASK FORCE ABOUT WHAT THAT ULTIMATELY IS GOING TO BE AND HOW IT'S GOING TO BE SITUATED.

SO YOU'LL BE RECEIVING THOSE INVITATIONS AND ANY OTHER QUESTIONS THAT YOU HAVE.
