STAFF. AND I WOULD JUST POINT OUT THAT GIVEN THE CHARACTERISTICS OF THE TYPE OF ROAD THAT THIS LOCK FRONTS ON, THE APPLICANT WOULD BE REQUESTING A VARIANCE TO THE MINIMUM, THE FIVE FOOT SIDEWALK THAT WOULD BE REQUIRED WITH NO CONSTRUCTION ON THE SIDE.

DENNIS, IS THERE ANY CHANCE THAT ANYTHING ON THE PLANS BOOKS AT ALL ABOUT PUTTING A SIDEWALK IN THAT AREA, THE CITY TAKING RESPONSIBILITY AND DOING THAT WHOLE AREA? NO, THE THERE IS A PROGRAM THAT IF A NEIGHBORHOOD PETITIONS WITH A CERTAIN NUMBER OF RESIDENTS THAT ARE WILLING TO COST, HAVE A COST PARTICIPATION AND INSTALLATION OF SIDEWALKS.

CITY HAS A PROGRAM TO DO THAT, BUT I'M NOT AWARE OF ANY PARTICULAR INTERESTS IN THIS NEIGHBORHOOD AT THIS TIME.

AND THERE'S NO OTHER HOUSES THAT ARE BEING DEMOED OR REMODELED IN THAT AREA THAT MIGHT FALL UNDER THE SAME SORT OF REQUIREMENT FOR A SIDEWALK.

NOT NOT THAT I'M AWARE OF.

AND FOR THIS SUBDIVISION, THE TRIGGER OF THAT WOULD BE REPLANTING OF THE PROPERTY.

AND THAT'S THE CIRCUMSTANCE THAT IS OCCURRING HERE.

THE PLAT REVISION RESETS THE CLOCK ON REQUIREMENTS UNDER THE SUBDIVISION ORDINANCE, WHICH NOW REQUIRES ANY PROPERTY PLATTED AFTER THE EFFECTIVE DATE OF THAT AMENDMENT TO THE SUBDIVISION ORDINANCE THAT THEY CONSTRUCT THAT FIVE FOOT SIDEWALK AS PART OF THE RESIDENTIAL HOME CONSTRUCTION.

WE HAD A CHANCE TO ASK QUESTIONS EARLIER AND MAYBE JUST SEE WHICH QUESTIONS REMAINING, QUESTIONS THE COMMISSIONERS MIGHT HAVE ON THIS ITEM. OR IF STAFF HAS ANY QUICK COMMENTS.

YEAH. THE PURPOSE BEHIND THIS IS TO ADDRESS SOME CHANGES TO BOTH HORIZONTAL ASPECTS OF THE SITE, THIS BEING RECONFIGURATION OF A ENTRY PATIO AREA AS WELL AS SOME OF THE PARKING, AND ALSO SETTING UP PROVISIONS FOR VALET SERVICE FOR THE RESTAURANT.

AND THEN THE OTHER COMPONENTS OF THIS ARE CHANGES FROM WHAT IS CURRENTLY THE EXISTING FACADE OF THAT BUILDING.

REPRESENTED IN THOSE ELEVATIONS TO WHAT YOU HAVE ON THIS SLIDE IS PRIMARILY SOME, I WOULD SAY LIMITED AMOUNT OF MATERIAL CHANGES AS WELL AS SOME HOT CHANGES ON ONE OF THESE ARTICULATED ELEMENTS ON THE BUILDING.

MEANING IS THERE JUST KIND OF A DOOR THAT OPENS AND THEN YOU WALK OUTSIDE OR IS THERE LIKE A DOES THE BAR KIND OF SPILL OUT OVER INTO THE PATIO AREA AS WELL? SO IT'S KIND OF AN INSIDE OUTSIDE FEEL.

DOES THAT MAKE SENSE? WELL, THE KITCHEN AREA IS GOING TO BE IN HERE.

OKAY. AND SO THE EXISTING PATIO IS GOING TO REMAIN.

THEY ARE GOING TO KEEP THE SAME FINISHES AND ADD SOME PLANTERS OVER ON TOP OF THE WALL.

AND YOU'VE TAKEN CONSIDERATIONS FOR SCREENING ALL OF THE EXHAUST EQUIPMENT AND ALL THE AIR CONDITIONING EQUIPMENT.

I DON'T SEE ANYTHING ON HERE SHOWING ANY KIND OF PARAPET WALLS OR ANYTHING.

THAT MAY BE WHY THE CAPITAL GRILLE PORTION IS A LITTLE BIT HIGHER.

SO YOU NEED TO MAKE SURE THAT THAT'S COVERED IN THE ARCHITECTURAL DESIGN.

YES, THAT WILL BE COVERED.

THESE ARE ALL WITH THESE PARAPET WALLS.

THE HVAC UNITS ARE CURRENTLY ON TOP OF THE ROOF.

THEY WILL BE REMAINING IN THOSE LOCATIONS, NOT 100% SURE IF THERE'S THE SAME UNITS, BUT THEY WILL BE REPLACING THEM IF NEEDED.

THEY WILL BE IN THOSE SAME AREAS.

JUST JUST ASKING YOU THAT.

MAYBE WE CAN NOTE THAT IN THE MOTION, GIVEN THAT WE KNOW THAT'S A PARTICULAR ITEM OF PASSION FOR DR.

SPRINGER OVER HERE, SCREENING OF HVAC.
