I THINK ROUGHLY HERE ON THE WEST SIDE OF TOWN.

WE HEARD THIS CASE IN OUR WORK SESSION JUST A FEW MINUTES AGO AND SOME SOME DETAILS.

SO I THINK THIS IS PERFECT.

JUST PUT ON A FEW SUMMARY SLIDES IS PROBABLY WHAT WE NEED OR IF THERE'S ANY QUICK COMMENTS YOU'D LIKE TO GO AHEAD AND MAKE ON THIS ONE.

YEAH, IT'S A ZONING CHANGE AND CONCEPT PLAN, CHANGING THE ZONING FROM AGG TO F1A.

THIS IS THE PROPOSED CONCEPT PLAN SHOWING THE PERCENTAGE OF SITE COVERAGE IS 11.9%.

THAT'S FOR A TWO STOREY PROPOSED HOUSE, APPROXIMATELY 7950 SQUARE FEET AND THE SITE IS APPROXIMATELY ONE AND A HALF ACRES.

WE HAVE THE PROPOSED TREE PROTECTION PLAN.

THIS IS A LITTLE BIT CLOSER VIEW.

BY ORDINANCE THEY ARE REQUIRED TO PRESERVE 70% OF THE TREE COVER.

THEY ARE REQUESTING A VARIANCE TO PRESERVE 60.4% OF THE TREE COVER.

AND YOU CAN SEE THE TREES THAT ARE PROPOSED TO BE REMOVED IN RED.

THIS IS A VIEW LOOKING SOUTHWEST.

OF YOU LOOKING NORTH AND ANOTHER VIEW LOOKING NORTH.

OK. THIS IS THE SURROUNDING PROPERTY OWNERS MAP AND WE DID NOT RECEIVE ANY ANY ANY RESPONSES.

AND ON THE I GUESS THE TREE ORDINANCE REQUEST, I THINK THERE'S ONLY EIGHT TREES TOTAL.

AND SOME OF THOSE TREES OR AT LEAST ONE OF THEM BEING REMOVED I GUESS IS IMPACTED BY THE POWER LINES, I THINK ON THE FRONT PART OF THAT SITE.

THIS IS ANOTHER ITEM WE HEARD IN SOME DETAIL IN OUR WORK SESSION JUST A FEW MINUTES AGO, ALTHOUGH I THINK THERE'S ONE OR TWO SUMMARY SLIDES WE CAN LOOK AT.

AND ALSO I THINK THERE'S ONE QUICK AMENDMENT THAT STAFF WOULD LIKE TO MAKE TO IT THAT WE'LL CAPTURE IN OUR MOTION.

THIS PROPERTY IS HAS A LAND USE OF MEDIUM DENSITY RESIDENTIAL AND WE ARE ADDING A SITE SPECIFIC RECOMMENDATION TO CONSIDER OFFICE COMMERCIAL W THREE THIS PROPERTY IS MEDIUM DENSITY RESIDENTIAL AND ALREADY HAS SITE SPECIFIC RECOMMENDATIONS ON IT.

THE ZONING IS SP TWO TO THE EXISTING LAND USE IS LOW DENSITY RESIDENTIAL 100 YEAR FLOOD PLAIN AND OFFICE COMMERCIAL AND THE PROPOSED RECOMMENDATIONS ARE TO CHANGE THE LAND USE TO OFFICE COMMERCIAL FOR THE PORTION OF THE SITE THAT IS IS LOW DENSITY RESIDENTIAL.

WE'RE ALSO PROPOSING A SITE SPECIFIC RECOMMENDATION TO ALLOW LIMITED RETAIL COMMERCIAL USES ON THE LOTS FRONTING ON 1709, AND THAT'S IN KEEPING WITH THE EXISTING ZONING.

OKAY, SO THIS WAS KIND OF A CATCH, I GUESS SNUCK THROUGH OVER THE LAST TEN YEARS OR SO.
