IT'S ABOUT A 7.8 ACRE SITE WITH DIRECT CONNECTION TO SOUTHLAKE BOULEVARD.

AND IT IS THE ONLY UNDEVELOPED PROPERTY WITHIN THAT SOUTHLAKE AND KIMBALL AVENUE CORRIDOR.

ON THE 7.8 ACRES, WE ARE LOOKING TO CONSTRUCT A 75,000 SQUARE FOOT BUILDING.

THE BUILDING FOOTPRINT WILL ALIGN WITH THE MARSHALL'S AND PGA SUPERSTORE TO THE EAST OF US.

WHEREAS AS YOU CAN SEE, THE BUILDING FOOTPRINT IS SOMEWHAT MIRRORING WHAT'S EXISTING ON THE OPPOSITE SIDE OF THE STREET.

THE BUILDING WILL FACE SOUTHLAKE BOULEVARD AND A CUSTOMER PICK UP AREA WILL BE ADDED TO THE LEFT FRONT CORNER OF THE BUILDING.

AND THAT IS INTENDED FOR THOSE CONTRACTORS THAT ARE PICKING UP LARGER QUANTITIES OF INVENTORY.

ESSENTIALLY, THE CONTRACTOR WILL BACK IN THEIR TRUCK OR THEIR TRAILER INTO THE INTERIOR CUSTOMER PICKUP AREA WHERE THEY WILL BE LOADED FROM THE WAREHOUSE WITH THE FORKLIFT WITH THEIR MATERIALS PURCHASED.

AS YOU CAN SEE, WE ARE PROPOSING NEW DRIVEWAY CONNECTIONS TO THE EXISTING PUBLIC STREET TO PROVIDE DIRECT ACCESS TO THE PROPERTY AND OUR LOADING DOCK AREA OR OUR BACK OF HOUSE IS IN THE REAR OF THE BUILDING TO MATCH THE EXISTING CONDITIONS TO THE EAST OF US. AS MARSHALL'S AND PGA SUPERSTORES ARE TODAY, THE LOADING DOCK WILL BE SCREENED WITH A SCREEN WALL TO CREATE A BARRIER FOR VISIBILITY SOUND, AND THE SITE WILL ALSO LOOK TO REUSE THE EXISTING VEGETATION ALONG THE SOUTHERN AND WESTERN PROPERTY LINES TO CREATE A BUFFER AREA FROM ADJACENT USES.

SO THE BUILDING FOOTPRINT ITSELF IS COMPRISED OF ABOUT 78% SALES FLOOR, 4% OFFICE AND 18% WAREHOUSE.

THE DASHED LINE REPRESENTS THE WAREHOUSE AREA.

THE STORES ARE ANTICIPATED TO HAVE THE HIGHEST PARKING AND TRIP GENERATION RATES PROGRAM PROGRAM WIDE TO ESSENTIALLY REPRESENT WORST CASE SCENARIO FROM A PARKING AND A TRIP GENERATION STANDPOINT.

AND THE STUDIES CONCLUDED THAT AT PEAK HOURS, FLOOR & DECOR CAN ANTICIPATE ABOUT 45 OCCUPIED PARKING SPACES DURING THE A.M.

HOURS. ABOUT 63 OCCUPIED PARKING SPACES DURING THE PEAK HOURS AND 78 PARKING SPACES OCCUPIED DURING THE SATURDAY PEAK HOURS. FLOOR & DECOR IS PROVEN TO HAVE 30% LESS A PEAK HOUR TRIPS, 47 LESS P.M.

PEAK HOUR TRIPS AND 251 LESS SATURDAY PEAK TRIPS.

SO OVERALL AS A TRAFFIC GENERATOR.

FLOOR & DECOR IS SIGNIFICANTLY LESS THAN OTHER HOME IMPROVEMENT USES THAT ARE OUT THERE TODAY.

SO WE DID DO SOME INVESTIGATIONS TO UNDERSTAND SOME OF THE ADJACENT USES IN THE PROXIMITY TO THE PROPOSED FLOOR & DECOR DEVELOPMENT. THE RESIDENCES TO THE SOUTH WEST OF US ARE ABOUT 860FT AWAY FROM THE FLOOR & DECOR BUILDING FOOTPRINT, WHEREAS THE SCHOOL TO THE SOUTHEAST OF US IS ABOUT 510FT AWAY FROM THE FLOOR & DECOR BUILDING.

AND THEN THE KINGS UNIVERSITY TO THE WEST OF US IS ABOUT 346FT AWAY FROM THE PROPOSED FLOOR & DECOR BUILDING.

OKAY. AND THAT DOES CONCLUDE THE PRESENTATION.

I HAVE A QUESTION, THOUGH, ABOUT YOUR ACCESS IN THE BACK FOR DELIVERIES.

SO YOU'RE PROPOSING TO EXTEND THE EXISTING ROADWAY, WHICH IS ADJACENT TO THE SCHOOL THERE? THAT IS CORRECT. THE CITY IS GOING TO REQUIRE US TO EXTEND THAT PUBLIC ROADWAY FROM OUR EASTERNMOST PROPERTY LINE ALL THE WAY TO OUR WESTERN PROPERTY LINE AS PART OF THE DEVELOPMENT PROCESS.

WELL, LOOKING AT YOUR SCHEMATIC THERE, THERE'S ONLY ONE REASONABLE WAY TO COME IN WITH DELIVERIES, AND THAT WOULD BE NEXT TO THE SCHOOL, AND THAT IS A HIGHLY UTILIZED PICKUP AREA.

I'D BE CONCERNED FOR THE CHILDREN THERE.

I THINK THE CITY'S RESPONSIBILITY IS TO PROTECT THE SAFETY OF OUR CHILDREN, PROTECT THE SAFETY OF THE CITIZENS.

AND I JUST SEE THIS AS ADDING A PROBLEM THERE.

THIS AREA IS A HIGH DENSITY TRAFFIC AREA.

1709 IS JUST REALLY OVER THE PAST SEVERAL YEARS, GOTTEN REALLY BAD.

I DON'T KNOW IF THE CITY'S THOUGHT ABOUT DESIGNING TURNING LANES.

I DON'T SEE ANY PROPOSAL, ANYTHING ADDITIONAL HERE THAT WOULD GIVE ME ANY REASONABLE COMFORT LEVEL FOR SAFETY. YOU'RE GOING TO BE ADDING SEMI TRUCKS, BOX TRUCKS, CONTRACTOR DELIVERY TRUCKS, PICKUP TRUCKS WITH TRAILERS ON THEM, ALL COMING THROUGH THAT PARTICULAR AREA ADJACENT TO THE SCHOOL BECAUSE YOU CAN'T COME IN OFF OF 1709. ADEQUATELY BETWEEN BJ'S AND THAT SHOPPING AREA WHERE TORCHY'S IS AND THAT STUFF. THERE JUST ISN'T ENOUGH ROOM FOR A SEMI TO MAKE THAT TURN AND CERTAINLY NO WAY FOR A SEMI TO GO DOWN THAT WAY AND TURN OUT NOT EVEN REASONABLY WITH THE CONTRACTOR PICKUP TRUCKS JUST FOR A PUBLIC SAFETY REASONS.

I JUST HAVE TO VOTE THAT MY OPPOSITION TO THIS PLAN.

SO WE'RE TALKING ABOUT TEN YEAR OLDS.

AND AS FAR AS IN THE MIDDLE OF THE NIGHT, WHAT ARE THE NOISE ORDINANCES FOR THE CITY FOR SEMIS? I KNOW CENTRAL MARKET HAS A SIGN THAT SAYS FROM 11 P.M.

TO 6 A.M., NO SEMIS ALLOWED.

AND IF THERE WERE SEMIS ALLOWED.

MY BEDROOM'S RIGHT WHERE THAT RED ARROW IS.

SO THE NOISE ORDINANCES, THE CHILDREN.

SIMILARLY, I AM CONCERNED AS A PARENT.

I HAVE A FIVE AND A SEVEN YEAR OLD.

I ACTUALLY WORK FROM HOME AS AN ADVERTISING EXECUTIVE IN MY NEIGHBORHOOD AND ALREADY DUE TO SOME OF THE OTHER COMMERCIAL PROPERTIES IN THE AREA, SEMIS AND EXTREMELY LARGE TRUCKS WILL ACTUALLY GET ALREADY LOST.

AND I SEE THEM ALREADY COME THROUGH OUR NEIGHBORHOOD OFF.

IF THEY MISS THAT TURN, THEY END UP ON KIMBALL HILLS DRIVE AND GO THROUGH OUR NEIGHBORHOOD AND GO THROUGH MIRACLE POINT BEFORE TRYING TO GET TO CROOKED LANE.

IN THE TWO YEARS I LIVED ON MIRACLE POINT, I'VE WITNESSED AT LEAST 5 TO 6 ACCIDENTS, ALL ON KIMBALL, EITHER TRYING TO MAKE A BLIND LEFT FROM RIGHT AT THE

NORTH EXIT OF THAT PGA TOUR STORE BECAUSE THIS MAP IS NOT TOPOGRAPHICAL, IT DOESN'T REPRESENT THE SIGHT VISIBILITY.

SO IN ADDITION TO SOME OF THE TURNING RADIUS CONCERNS ALREADY REPRESENTED, I'M HIGHLY CONCERNED ABOUT TRUCKS NOT EVEN REALIZING THEY'RE GETTING INTO A SCHOOL ZONE UNTIL THEY'RE RIGHT UPON THAT AND HAVING A FAMILY BUSINESS THAT'S ACTUALLY IN TRUCKING, KNOWING THAT IT TAKES THEM QUITE A BIT OF TIME TO BRAKE AND SLOW DOWN, EVEN IF THEY'RE DURING SCHOOL HOURS AND SEE THOSE FLASHING 20 MILES AN HOUR, THEY'RE GOING TO BE TRYING TO PUMP THEIR BRAKES AS THEY ENTER A SCHOOL ZONE.

NOW, IF THEY MISS THAT, THEY END UP IN MY NEIGHBORHOOD WHERE ALL THE KIDS ARE WALKING TO SCHOOL AND ONE OF THE CROSSWALKS IS PROTECTED.

ADDING SEMIS TO THIS WOULD BE A DISASTER AND SLOW THE TRAFFIC FLOW DRASTICALLY.

SECOND, I'M CONCERNED ABOUT THIS TYPE OF STORE BEING SO CLOSE TO DAWSON MIDDLE AND EUBANKS INTERMEDIATE SCHOOLS.

AFTER SCHOOL, A LOT OF STUDENTS WALK THROUGH THIS AREA TO GO TO TORCHY'S, ET CETERA.

AND THE TRANSIENT CLIENTELE HAS WITNESSED WHILE SHOPPING AT OTHER LOCATIONS.

THIS TYPE OF STORE WOULD BRING IS CONCERNING.

I PERSONALLY WOULDN'T FEEL COMFORTABLE WITH MY 11 YEAR OLD DAUGHTER WALKING THROUGH A FLOOR & DECOR PARKING LOT, EVEN IF SHE WAS WITH FRIENDS.
