PROPOSED. THEN WE HAVE THE FUTURE LAND USE MAP SHOWING A MIX OF INDUSTRIAL AND MIXED USE USES FOR THE SITE.

ZONING IS I-1 LIGHT INDUSTRIAL DISTRICT.

HERE'S A SITE PLAN SHOWING THE PROPOSED LOCATION OF THE BUILDING, AS WELL AS PROPOSED LOCATION FOR OUTDOOR STORAGE AND THE ACCESS POINT, WHICH WOULD BE TO BRUMLOW AN ACCESS EASEMENT THAT WILL BE PUT IN PLACE.

THIS IS A 8500 SQUARE FOOT STRUCTURE THAT'S BEING PROPOSED ON THE SITE.

AS YOU CAN SEE, THERE IS A PARKING FOR WAREHOUSE TYPE USES.

THE BUILDING WILL PRIMARILY BE USED FOR WAREHOUSE USES FOR AS WELL AS CONTRACTORS WHO COME AND PICK UP SUPPLIES.

HERE. THE APPLICANTS MORE THAN HAPPY TO DESCRIBE ANY OF THOSE KIND OF USES IF THE BOARD DESIRES.

IT'S A LANDSCAPE PLAN.

THERE ARE TWO VARIANCES BEING REQUESTED TONIGHT.

THE FIRST IS THAT THE BUFFER YARD ONLY BE REQUIRED ALONG THE PORTION OF THE PROPERTY THAT'S BEING DEVELOPED AS SHOWN ON THIS LANDSCAPE PLAN.

THE INCREASE IN USE ON THE SITE WOULD NORMALLY TRIGGER A BUFFER YARD REQUIREMENTS AROUND THE ENTIRETY OF THE SITE, WHICH WOULD INCLUDE THIS PORTION TO THE NORTH.

THE APPLICANT'S REQUESTING.

TWO, IF THE SITE IS DEVELOPED AT A FUTURE DATE TO PROVIDE THOSE AT THAT POINT.

THE ELEVATIONS OF THE PROPOSED STRUCTURE.

AS I MENTIONED, THERE ARE TWO VARIANTS REQUESTS HAVE ALREADY POINTED OUT.

ONE REGARDING THE BUFFER YARDS.

THE SECOND VARIANCE REQUEST IS REQUIRING CENTERLINE SPACING BETWEEN DRIVEWAYS ALONG AN ARTERIAL ROADWAY.

IN THIS CASE, 250FT WOULD BE REQUIRED.

THE APPLICANT PROPOSES USING TWO EXISTING DRIVEWAYS THAT ARE CURRENTLY SPACED AT APPROXIMATELY 55FT.

YOU CAN SEE THAT THE NORTHERN PROPERTY FOR THE RESTORATION COMPANY THAT IS THERE HAS A RATHER LARGE DRIVEWAY LOCATED HERE.

HOWEVER, THERE ARE ONLY SEVEN PARKING SPACES THAT ARE REALLY THAT THAT DRIVEWAY SERVES RATHER.

NOT VERY INTENSE. AND OF COURSE, YOU CAN SEE BOTH DRIVEWAYS ALREADY EXIST WITH APPROACHES.

THE SITE ONE LANDSCAPING COMPANY WILL BE USING AN ACCESS EASEMENT AS WELL AS THIS ALREADY EXISTING, OR AT LEAST THEY'RE REQUESTING TO USE THIS EXISTING ENTRY POINT HERE.

A SURROUNDING PROPERTY OWNER NOTICES WERE PROVIDED.

NO RESPONSES HAVE BEEN RECEIVED AS OF THIS POINT.
