LOCATED AT 520-580 SOUTH WHITE CHAPEL BOULEVARD.

THE LAND USE DESIGNATION IS LOW DENSITY RESIDENTIAL.

THE ZONING IS CURRENTLY SF 30 AND SP ONE.

THIS IS AN AERIAL VIEW.

AND THIS IS THE PROPOSED SITE PLAN.

THE BIG CHANGE HERE IS THEY ARE INCORPORATING THIS PROPERTY TO THE NORTH TO PROVIDE A CARETAKER'S QUARTERS FOR THE RESTAURANT, AS WELL AS EMPLOYEE PARKING AND STORAGE.

AND THEN THESE PICNIC TABLES HERE, THEY ARE WANTING TO COVER THOSE.

THE APPROVED SP ONE HIGHLIGHTED IN YELLOW ARE THE CHANGES.

IT'S STATING THAT THE EXISTING HOMES SHALL BE USED AS A CARETAKER'S QUARTERS.

THE EXISTING STORAGE BUILDING SHALL NOT EXCEED 1525FT² AND SHADE STRUCTURES OVER PICNIC TABLES ALONG THE REAR OF THE PROPERTY SHALL BE ALLOWED AS SHOWN.

THE PREVIOUS ZONING CASE DID HAVE A COUPLE OF VARIANCES AND THEY'RE REQUESTING THOSE SAME VARIANCES AGAIN BOTH TO THE DRIVEWAY ORDINANCE.

ONE REGARDING MINIMUM CENTERLINE DRIVEWAY SPACING AND THE OTHER ONE FOR MINIMUM STORAGE LENGTH.

THIS IS THE 2021 SPECIFIC USE PERMIT THAT WAS APPROVED ONE DAY EVENT.

IT WAS THERE ORIGINALLY ESTIMATED 4000 ATTENDEES.

THE LAST EVENT, THEY ESTIMATED IT WAS AROUND 15,000 ATTENDEES AND IT WAS JUST LIMITED TO THIS AREA HERE.

THIS IS THEIR PROPOSED SITE MAP FOR 2023.

YOU CAN SEE THAT THEY EXPANDED THE BOUNDARIES FAIRLY SIGNIFICANTLY.

THEY'RE GOING TO BE USING A STATE STREET AND GRAND AVENUE.

AND THEN THE FESTIVAL CLEANUP WOULD BEGIN AT 10 P.M.

THEY'RE ESTIMATING A SIMILAR ATTENDANCE TO LAST YEAR'S, WHICH IS AROUND 15,000 ATTENDEES.

THERE'S GOING TO BE MUSIC AND CULTURAL PROGRAMS, LIVE FOOD STATIONS AND FOOD TRUCKS, VENDOR STALLS WITH HANDICRAFTS, ART, JEWELRY.

IT'S AN ADDITION OF ONLY ONE CHILLER AND JUST A KIND OF A RECONFIGURATION IN ORDER TO PROVIDE BETTER FUNCTIONALITY OF THE CHILLERS.

WITH VERIZON HAVING MANY DIFFERENT SERVER ROOMS AND SUCH, IT'S VERY IMPORTANT FOR THEM TO HAVE REDUNDANCY IN THEIR SYSTEMS. AND SO THAT'S WHAT THE ADDITION OF THE FIFTH CHILLER IS FOR.

AND THEN AS REAGAN ALSO POINTED OUT, THE VISIBILITY FOR THIS AREA FROM BOTH 114 AND KIRKWOOD IS VERY SLIM.

AND WE'LL BE ADDING TO THAT DIFFICULTY BY THE THE PLANTINGS THAT WE'RE ADDING ON THE NORTH SIDE FOR SCREENING ANYTHING FROM THE ADJACENT PROPERTY, BUT ALSO THE ADDITION OF THE DRIVE ON 114 WITH THE NEW CONSTRUCTION THERE, WE'VE ADDED SOME ADDITIONAL PLANTINGS AND THEN WE'VE IN REMOVING A FEW OF THOSE TREES WITH THE EXPANSION, WE'VE TAKEN THE OPPORTUNITY TO KIND OF BEEF UP SOME OF THE LANDSCAPING ALONG THE MORE PEDESTRIAN FACING EDGES AS FAR AS ALONG DOVE AND THEN ALONG 114 SO THAT WE CAN STILL HAVE THAT AREA BUT PROVIDE THE SCREENING THAT IS DESIRED BY THE SOUTHLAKE RESIDENTS.

SO YEAH, THE ENCLOSURES ARE OBVIOUSLY VERY HELPFUL, SO APPRECIATE THAT.
