THIS IS A ZONING CHANGE AND SITE PLAN FOR THE SOUTHLAKE MARKETPLACE AT THIS LOCATION.

THIS AERIAL MAP OF THE SITE, THE ZONING IS CURRENTLY C-3 GENERAL COMMERCIAL FUTURE LAND USE PLAN CALLS FOR RETAIL COMMERCIAL.

THIS IS AN IMAGE OF THE SITE PLAN SHOWING THE UPDATED SITE DATA SUMMARY CHART.

THAT'S THE BIRDCALL SITE, WHICH REALLY IS A LARGE PART OF THIS ZONING CHANGE AND SITE PLAN APPROVAL.

THESE ARE ELEVATIONS FOR THE BUILDING, AND THIS IS A RENDERING OF THE BUILDING.

IT'S SMALL ENOUGH.

IT'S NOT ACTUALLY SUBJECT TO ARTICULATION REQUIREMENTS, BUT STILL IS A NICE CLEAN BUILDING FOR THE SITE.

THE APPLICANT IS PROPOSING SOME CHANGES TO THE LAYOUT OF THE SITE, WHICH INCLUDES THE ADDITION OF SOME NEW PARKING ISLANDS AS WELL AS SOME REDESIGNING OF SOME EXISTING ONES.

THIS IS TO ENSURE THAT THE IMPERVIOUS COVERAGE REMAINS THE SAME, WHICH IS INCIDENTALLY AT 77.92%, WHICH SLIGHTLY EXCEEDS WHAT IS PERMITTED IN C-3. HOWEVER, IT IS AN EXISTING CONDITION.

THE APPLICANT IS HOPING THAT CAN REMAIN WITH THE ZONING CHANGE.

AS YOU CAN SEE, THE ADDITION OF THE BIRDCALL SITE, AND THEY ARE ALSO ASKING FOR VARIANTS TO THE PARKING AGAIN RELATED MORE TO AN EXISTING CONDITION. THEY'RE ASKING FOR AN APPROXIMATE 9% REDUCTION IN REQUIRED PARKING THAT WOULD ALLOW FOR THE MIX OF USES THAT THEY ARE SEEKING FOR THE SITE, INCLUDING NEW RESTAURANT AND THOSE KIND OF USES.

THIS IS THE PROPOSED LANDSCAPE PLAN SHOWING NEW CANOPY AND.

ORNAMENTAL TREES.

THEY'RE ALSO REQUESTING THE USE OF ARTIFICIAL TURF AND A COUPLE OF LOCATIONS, ONE ADJACENT TO THE NEW BIRDCALL RESTAURANT AND ANOTHER BETWEEN TWO RESTAURANTS IN THE ENDCAPS OF THE BUILDINGS ON THE WEST SIDE.

ALL OF THESE ARE WRITTEN IN AS PART OF THE SP-1 DEVELOPMENT REGULATIONS FOR YOUR CONSIDERATION.

THERE HAVE BEEN NO PROPERTY OWNER RESPONSES WITHIN 300FT.

I THINK REALLY THE ONE BIG THING IS THE PARKING OBVIOUSLY I THINK IS THE BIGGEST VARIANCE, AT LEAST IN MY OPINION, AND WHEN WE FIRST GOT INVOLVED ON THIS PROJECT, WE WHEN YOU'RE STANDING OUT ON SITE KIND OF FEELING IT AND TOUCHING IT, YOU LOOK OUT AND IT'S A COMPLETE SEA OF PARKING.

SO IT WAS PRETTY SHOCKING WHEN WE KIND OF GOT INTO THE GUTS OF IT THAT IT WAS UNDER PARKED OR THERE WAS A PARKING ISSUE BECAUSE IT JUST FEELS LIKE A CONCRETE JUNGLE OUT THERE. SO IT WAS SURPRISING, BUT I THINK ESPECIALLY GIVEN THE USES AND HOW BIG HOBBY LOBBY IS AND THAT TRAMPOLINE PARK ISN'T ISN'T GOING TO BE BUMPING AT NIGHTS WHEN RESTAURANTS ARE, I THINK THAT SHOULD BE PRETTY AMPLE PARKING, BUT AS FAR AS KIND OF THE TENANT MIX GOES, I THINK DEFINITELY A HIGHLIGHT IS HOW MUCH LEASING TRACTION AND THE QUALITY OF LEASING THAT WE'VE BEEN ABLE TO ACHIEVE.

WE ARE DOING CARTWHEELS AT THE TENANT MIX AND HOW IT'S COME TOGETHER.

WE HAVE SIGNED A LEASE WITH BIRDCALL, I MEAN, WITH BREADWINNERS.

SO THEY'RE GOING TO GO WHERE JAZZERCISE IS CURRENTLY, AND MIRACLE-EAR JUST RELOCATED OVER HERE AND JAZZERCISE IS GOING TO BE RELOCATING OVER HERE. WE JUST GOT APPROVAL ON THE PERMIT TO FINISH OUT THAT SPACE.

WE HAVE SIGNED THIS LEASE WITH RHI AND THAT IS JUST GOT VOTED RANKED NUMBER 11 ON BEST RESTAURANTS IN DALLAS BY D MAGAZINE FOR 2023. IT'S A REALLY COOL CONCEPT.

THEY'RE GOING TO BE DOING AN OUTDOOR PATIO AS WELL AS RHI SOUFFLE.

WE'RE ON THE ONE YARD LINE FOR THE FOR THE LEASE, AND IT FRANKLY DEPENDS ON KIND OF THE ABILITY TO DO THIS GREEN SPACE BECAUSE BOTH TENANTS WANT TO PLAY A PART IN THE PROGRAMMING OF THAT GREEN SPACE, AND DO YOU KNOW WHETHER IT BE CORNHOLE OR LIVE MUSIC? AND BOTH TENANTS HAVE PROACTIVELY CONTINUALLY FOLLOWED UP ON HOW DO WE GET INVOLVED IN MAKING SURE THAT'S NOT JUST A GREEN SPACE THAT'S NOT UTILIZED.

THEY REALLY WANT TO MAKE SURE THAT THEY'RE ABLE TO TAP INTO THAT AND WE'RE ALL FOR IT, AND SO THE REQUEST IS ARTIFICIAL TURF.

THEY'RE MORE FOR JUST MAKING SURE THAT IT'S MAINTAINED AND LOOKS GOOD TO A HIGH STANDARD AT ALL TIMES, EVEN IF IT'S USED A BUNCH.

IF WE NEED TO GO REAL SOLID, THEN WE LIKE GRASS TOO.

SO BUT I THINK AND THEN BIRDCALL IS I DON'T KNOW IF YOU GUYS ARE FAMILIAR WITH BIRDCALL, BUT THE WAY I WOULD DESCRIBE IT IS IT'S SIMILAR TO WHERE WHAT SHAKE SHACK IS TO THE BURGER INDUSTRY AND BIRDCALL IS TO KIND OF THE FRIED CHICKEN INDUSTRY.

SO IT'S I'M NOT GOING TO SIT HERE AND SAY ANYTHING'S BETTER THAN CHICK-FIL-A, BUT I WOULDN'T DARE, BUT BIRDCALL IS MORE OF KIND OF A GOURMET TYPE OFFERING. THEY HAVE SALADS AND THEY DO HAVE MORE OF A FAMILY ORIENTED ATMOSPHERE.

SO OUR GOAL ON THESE PROJECTS IS ALWAYS TO INCREASE DWELL TIME, AND I THINK HOPEFULLY THAT CAN BE SEEN THROUGH OUR PLANS OF INCREASING PATIOS AND OUTDOOR SPACE AND JUST OVERALL PEDESTRIAN SCALE AND HOW IT LOOKS AND FEELS.

SO THAT'S REALLY KIND OF OUR MISSION.

KIND OF REALLY LAY OUT THE OVERALL VALUE PROPOSITION HERE IN TERMS OF THE BROADER IMPROVEMENTS THAT YOU'RE BRINGING TO THE CENTER, WHICH I THINK, AS WE ALL KNOW, BEING AROUND TOWN HAS BEEN SOMEWHAT CAPITAL STARVED FOR FOR A LONG TIME, AND I THINK SOME OF THE NEW MORE SUPERCHARGED TENANCY WILL HELP AND SOME OF THE IMPROVEMENTS DRIVE-THRUS ARE SOMETHING THAT KIND OF ON AN INDIVIDUAL NEW ONE OFF BASIS TEND TO KIND OF GIVE US A LITTLE HEARTBURN AROUND HERE BUT I THINK IN EXCHANGE FOR UNDERSTANDING THE BROADER IMPROVEMENTS THAT YOU'RE OFFERING HERE AND THE UPGRADE AND TENANT MIX AND JUST THE FACT THAT IT DOESN'T APPARENTLY TALKING TO STAFF, IT DOESN'T REALLY IMPACT THE TRAFFIC COUNT VERY MUCH.

SO I THINK INCREMENTALLY IT DOESN'T SEEM LIKE THERE'S MUCH NEGATIVES THERE.

I KNOW IT'S SOMETHING THAT'S PRETTY INTERESTING TO ME, AND I KNOW I THINK IT'S BEEN A LITTLE WHILE SINCE YOU WENT TO THE CORRIDOR COMMITTEE MEETING.

YES, SIR, AND I KNOW YOU WENT TO THAT, AND IF I RECALL, THERE WASN'T I GUESS THE FEEDBACK WAS GENERALLY POSITIVE.

IT ACTUALLY IS GOING TO BE WHERE THIS IS SOUTHLAKE BOULEVARD, AND THE DRIVE-THRU WINDOW IS OVER HERE.

FROM AN ENGINEERING PERSPECTIVE, WE COULD ONLY FIGURE OUT HOW TO DO THIS WITH THE DRIVE THROUGH WINDOW FACING SOUTHLAKE BOULEVARD, AND WE KNEW THAT WAS GOING TO BE AN ISSUE.

WE DON'T LOVE THAT AND WE KNEW THAT SOUTHLAKE WOULDN'T LIKE THAT AS WELL AND SO WE WERE ABLE TO FIGURE OUT FROM AN ENGINEERING PERSPECTIVE HOW TO FLIP THE BUILDING WHERE THE FRONT IS FACING SOUTHLAKE BOULEVARD AND THE DRIVE-THRU IS A LITTLE BIT HIDDEN, BUT I APOLOGIZE THAT'S NOT THE SAME ON THE LEASING SITE PLAN, BUT THAT IS WHAT YOU'RE LOOKING AT RIGHT NOW, THE CORRECT ORIENTATION, AND I ALSO WANT TO EXPRESS APPRECIATION FOR WHAT YOU'RE DOING FOR THE CENTER, BUT MY CONCERN OR MY QUESTION RELATES TO THE PARKING GOING FROM THE ANGLED TO THE STRAIGHT IN NOW AN ANGLED PARKING IN THEORY A DRIVER, ALL THE CAR TRAFFIC WOULD BE GOING ONE WAY.

I SAY IN THEORY BECAUSE YOU KNOW HOW IT DOESN'T ALWAYS WORK OUT THAT WAY, BUT WHEN YOU SWITCH IT TO THE STRAIGHT IN, THEN YOU'RE GOING TO HAVE PARKING COMING FROM BOTH WAYS AND THERE'S NOT DISTANCES HERE.

SO JUST WANT TO MAKE SURE THAT THERE IS ENOUGH SPACE IN BETWEEN THE TWO ROWS OF PARKING THAT THERE'S NOT GOING TO BE AN ISSUE WITH TWO WAY TRAFFIC DOWN THOSE AISLES. ABSOLUTELY, FIRST OF ALL, GREAT QUESTION.

IT'S SURPRISING THAT EVEN THOUGH THE PARKING FIELD LOOKS LIKE WE'VE TAKEN AWAY SO MUCH PARKING AREA BY MAKING IT 90 DEGREE PARKING, YOU ACTUALLY PICK UP A LOT OF EFFICIENCY, AND JUST KIND OF IN THAT MAIN AREA, WE'VE PICKED UP 32 PARKING SPACES, WHICH FOR WHAT IT'S WORTH, BUT AS FAR AS THE DISTANCES GO ON THE DRIVE AISLES, WE KNOW THAT THIS IS TRUCK COUNTRY AND YOU NEED TO BE ABLE TO BACK A F-250 OUT JUST FINE AND SO, SHAY, DO YOU KNOW IF THERE ARE 22FT DRIVE AISLES OR 24? I KNOW FIRE LANES ARE 24.
