PROPERTY IS LIGHT INDUSTRIAL AND MIXED-USE ON THE LAND USE PLAN AND IS CURRENTLY ZONED AT TOO HEAVY INDUSTRIAL.

THIS IS THE LAST APPROVED SITE PLAN IN 1996 AND SHOWS EXISTING AND FUTURE TANKS ON THIS PROPERTY.

PROPOSED TANK IS LOCATED IN THIS VICINITY AND WAS NOT PART OF THAT APPROVAL.

THIS IS THE PROPOSED TANK LOCATION AND IT'S SHOWN IN THE BOX AREA AND ROUGHLY ABOUT 180 SQUARE FEET OF COVERAGE AND 40 FEET IN HEIGHT.

THERE IS A COUPLE OF THEM THAT I BELIEVE ARE 40.

SO THIS TANK WILL BE NOT LARGER OR NOT TALLER THAN ANY OF THE EXISTING TANKS AND IT BEING SHORTER THAN THE MAJORITY OF THEM.

>> IS THERE ANY KIND OF CONTAINMENT OR ANYTHING THAT YOU HAVE TO DO, SPECIAL FOR THIS THAT'S BEYOND WHAT THE OTHER TANKS WOULD REQUIRE?

>> THIS IS A GOOD DRAWING TO REFERENCE HERE.

IF YOU SEE THOSE FOUR TANKS THAT ARE DRAWN IN THAT RECTANGLE; THAT RECTANGLE REPRESENTS OUR EXISTING CONTAINMENT AND WE'VE DONE CALCULATIONS TO SHOW THE REDUCED VOLUME THAT WILL BE LOST WITH THE INSTALLATION OF THIS TANK AND IT IS STILL WITHIN THE REQUIREMENTS, SO WE DO NOT NEED TO DO ANY ADDITIONAL CONTAINMENT.

THE FIRST IS THE EXISTING TANK THAT IS THERE IS KIND OF MARGINAL AS IT IS.

IT IS SUFFICIENT, BUT IT IS SOMEWHAT MARGINAL.

BUT ONE OF OUR CUSTOMERS HAS REQUESTED THAT WE SEGREGATE THE TRANSMIX THAT IS COMING IN FOR THEM, IT IS FOR THEIR OWN PURPOSES OF RESALE VALUE SO WE ARE PUTTING IT IN ON THEIR REQUEST.

WE BASICALLY SIGNED UP FOR THE FRANCHISE AND DURING THAT PROCESS, WE REALIZED THAT WE NEEDED TO GET APPROVAL FROM THIS COMMITTEE.

IT'S A REALLY A PASSION PROJECT BECAUSE WE LOVE PETS AND WE WANTED TO DO SOMETHING THAT WAS MORE LOCAL AND FOR THE COMMUNITY SO THAT'S WHY WE'RE HERE.
