GOOD EVENING. AS YOU SAID, THIS IS A REQUEST FOR A ZONING CHANGE AND CONCEPT PLAN FOR 974 WEST DOVE ROAD.

AND THE PURPOSE OF THIS REQUEST IS TO SEEK APPROVAL OF A ZONING CHANGE AND CONCEPT PLAN.

CHANGING THE ZONING FROM AG AGRICULTURAL DISTRICT TO SF2 SINGLE FAMILY RESIDENTIAL DISTRICT.

HERE IS AN AERIAL VIEW OF THE SITE.

AND THE LAND USE IS LOW DENSITY RESIDENTIAL.

AND THE ZONING IS AG.

THIS IS THE PROPOSED CONCEPT PLAN.

I WILL NOTE THAT YOU GUYS DO HAVE AN UPDATED STAFF REPORT, AT YOUR TABLES OR AT YOUR PLACES UP THERE.

SO, JUST A COUPLE OF THINGS TO NOTE.

THIS IS A CONCEPT PLAN.

AND THE USES ARE TO BE APPROVED.

CONCEPTUALLY, THE APPLICANT HAS INDICATED LOCATIONS MAY SHIFT OF LIKE THIS.

THE GAZEBO AND, THIS, ACCESSORY STRUCTURE HERE, ALL USES SHALL CONFORM TO THE ZONING ORDINANCE.

AND THIS IS THE APPROVED PLAT.

WE HAVE NOT RECEIVED ANY PROPERTY OWNER RESPONSES.

THE APPLICANT HAS INDICATED THAT MAY ACTUALLY SHIFT LOCATION SO THAT THEY MAY NEED TO GO BACK TO ZBA FOR THAT APPROVAL.

BUT IT'S FOR.

WHAT THEY'RE PLANNING TO DO HERE IS BUILD THIS BUILDING FIRST AND USE THAT AS BASICALLY THE STRUCTURE THAT THEY'RE GOING TO LIVE IN WHILE THE BIG HOUSE IS BEING BUILT.

BUT AFTER THE MAIN HOUSE IS BUILT, THAT WILL STILL BE LIKE AN ACCESSORY DWELLING UNIT.

OKAY, SO BASICALLY ONE RESIDENCE ON ALMOST FIVE ACRES OF LAND, KIND OF IN A LOW DENSITY RESIDENTIAL AREA.

I WOULD AGREE.

THAT'S WHY I WANTED TO SAY THAT EARLIER.

AND IT'S A SHAME, I GUESS, TALKING TO STAFF, THAT IF IT WAS A LITTLE BIT OVER FIVE ACRES, THEY COULD ACTUALLY DO THE ZONING CHANGE TO THE, I GUESS THE ORDINANCE THAT REQUIRES ONLY ONE RESIDENCE ON FIVE ACRES.

I COULD NEVER BE BROKEN UP AGAIN WITHOUT COUNCIL APPROVAL TO DO SO.

IS THAT CORRECT, DENNIS? THAT THAT'S CORRECT.
