RIGHT AROUND THERE. SO IT'S ABOUT ONE TRIP EVERY MINUTE COMING IN AND OUT OF THIS OUT OF THIS PROJECT IF YOU EQUATE IT TO NUMBER OF MINUTES.

IT EQUATES ABOUT 1 TO 2% INCREASE OF TRAFFIC ALONG.

SO FROM SOUTHLAKE BOULEVARD OR FROM CARROLL FROM THE SOUTH, AND VERY HIGH LEVEL CONCEPT LAYOUT RIGHT NOW.

OF COURSE, IT WOULD BE MORE ENGINEERED IN THE FUTURE IF THIS MOVES FORWARD, BUT SHOWING THAT A LEFT TURN LANE INTO THE SITE COULD, COULD POTENTIALLY WORK. SIMILARLY, THE PROPOSED TWO STORY OFFICE BUILDING IS ENTIRELY INCONGRUENT WITH OTHER SUCH BUILDINGS FURTHER NORTH ON THE WEST SIDE OF NORTH CARROLL.

THOSE BUILDINGS ARE ALL ONE STORY AND CREATE AN ATTRACTIVE TRANSITION BETWEEN NEIGHBORING SOUTH VIEW AND TOWN CENTER.

IF YOU APPROVE TONIGHT'S PROPOSAL, VEHICLES COMING IN AND OUT OF THE FRANKS DEVELOPMENT WILL ONLY EXACERBATE TODAY'S HEAD ON COLLISION DANGERS PRECIPITATED BY BOULEVARDS THAT REQUIRE U-TURNS ON NORTH CARROLL.

MENDEZ. THEY ARE ASKING FOR THE ZONING CHANGE, AND THEY ARE NOT EVEN COMPLYING WITH THE RESTRICTIONS AND RULES OF THAT NEW ZONING DISTRICT.

THEIR PROPOSED SOLUTION OF USING MR. STRUNK'S PROPERTY AT 200 NORTH CARROLL AS A FUTURE CONNECTION POINT TO 1709 IS EXTREMELY TROUBLESOME.

THIS IS NOT A PLAN, BUT AN ATTEMPT TO KICK THE CAN DOWN THE ROAD AND DEFER RESPONSIBILITY.

BECAUSE THE TRAFFIC IS SO BACKED UP ON ON 1709, JUST TO GET INTO CARROLL AND THEN TRYING TO TURN LEFT INTO SOUTHVIEW.

SOUTHVIEW ESTATES HAS NO LIGHTS TO GET IN AND OUT OF, AND IT'S EVERY DAY IT'S DODGING CARS OR PULLING OUT TO THE MIDDLE AND WAITING FOR TRAFFIC TO PASS.

ADDING ADDITIONAL TRAFFIC IS AND WE CAN'T GET A A U-TURN COMING OUT ON THAT OTHER STREET OR A TO GO NORTH ON CARROLL.

BUT THEY'RE GOING TO BE ABLE TO ADD ONE RIGHT THERE WITH THE HILL.

THE PROPERTY IS CURRENTLY ZONED C-2 SO IT WOULD BE THE SAME BASE USES.

HERE'S AN AERIAL MAP OF THE SITE IN QUESTION AT THE NORTHEAST CORNER OF PEARSON LANE AND WEST SOUTHLAKE BOULEVARD.

AGAIN, THE CURRENT ZONING IS C-2 AND THE LAND USE PLAN CALLS FOR RETAIL COMMERCIAL ON THE SITE.

IN 2005, THERE WAS AN APPROVED CONCEPT PLAN FOR THE SITE, WHICH SHOWED A 17,000 JUST UNDER 18,000 SQUARE FOOT RETAIL BUILDING CONCEPTUALLY.

A FORMAL SITE PLAN WAS NEVER PROVIDED, BUT THIS JUST PROVIDED A GENERAL LAYOUT FOR THE POTENTIAL DEVELOPMENT IN THE FUTURE.

THE APPLICANT IS PROVIDING A NEW SITE PLAN, AND AS WELL AS WHAT WOULD ALSO ACT AS A CONCEPT PLAN IN A WAY.

THE SITE PLAN SHOWS A NEW CAR WASH TO BE BUILT ON THE WESTERN HALF OF SORRY, RATHER THE EASTERN HALF OF THE SITE. TAKING ADVANTAGE OF THE EXISTING ACCESS POINT THAT IS OFF OF WEST SOUTHLAKE BOULEVARD AND ALIGNING THE DRIVE, THE CROSS ACCESS DRIVE

TO THE CITY OF SOUTHLAKE'S WATER FACILITIES THAT ARE LOCATED THERE.

AND THEN A DRIVEWAY THAT CURVES A LITTLE TO THE SOUTH AND UP TO THE NORTH.

YOU CAN SEE THE PARKING THAT'S PROVIDED VACUUM BAYS FOR THE CAR WASH ITSELF.

THE BUILDING ON THE WEST SIDE, WHICH IS TO THE LEFT OF THE RED LINE.

THAT PARKING AREA AND THE BUILDING ITSELF IS BEING SHOWN CONCEPTUALLY.

IF AT A FUTURE POINT IN TIME, THE APPLICANT WANTED TO DEVELOP THAT SITE, THEY WOULD NEED TO COME BACK THROUGH WITH A FORMAL SITE PLAN APPROVAL WITH ELEVATIONS AND RELATED DOCUMENTS, LANDSCAPING, THOSE KIND OF THINGS.

THE CAVEAT TO THIS IS THEY DO PROPOSE TO CONSTRUCT A DRIVEWAY AT THE FAR NORTH PORTION IN CONJUNCTION WITH THE CAR WASH TO ENSURE BETTER CIRCULATION FOR THE SITE.
