ONE OF OUR RESPONSIBILITIES AS A COMMITTEE IS HOSTING SPIN TOWN HALL FORUMS. THE PURPOSE OF SPIN IS TO GAIN FEEDBACK FROM CITIZENS ON DEVELOPMENT RELATED PROJECTS AND OTHER ITEMS OF INTEREST IN THE COMMUNITY.

SPIN IS AN INFORMATIONAL MEETING AND NO VOTES ARE TAKEN.

SPIN IS STREAMED LIVE THROUGH SOUTHLAKE TV ON THE CITY'S MAIN WEBSITE, CITYOFSOUTHLAKE.COM.

NEXT WE WILL SHOW A BRIEF VIDEO INTRODUCTION OF THE SPIN PROGRAM BY SOUTHLAKE MAYOR, JOHN HUFFMAN.

I HAVE THE DISTINCT PLEASURE OF OWNING THE DAKOTA STEAKHOUSE IN DOWNTOWN DALLAS THAT HAS BEEN THERE FOR 40 YEARS.

IT WAS RESURRECTED IN 1984, AND AFTER COVID, I HAD BEEN THERE SINCE '09, BUT MY WIFE AND I HAD THE OPPORTUNITY TO PURCHASE THE RESTAURANT AT THAT POINT.

IT'S REALLY AN ICON IN DOWNTOWN DALLAS. MOST PEOPLE KNOW IT.

I'M NOT SURE IF ANY OF YOU HAVE BEEN THERE, BUT IT'S BEEN THERE FOR A LONG TIME.

THE UNIQUE FEATURE OF IT, IT'S UNDERGROUND AND THERE'S A GREAT WATERFALL FEATURE TO IT.

WE'VE LOOKED AT A LOT OF DIFFERENT THINGS.

WE'VE BEEN APPROACHED BY A LOT OF DIFFERENT PEOPLE IN THE METROPLEX FROM FORT WORTH ALL THE WAY UP TO THE LEGACY AREA.

THE TOLLWAY IS TOUGH TO GET ON. WE FOUND TONIGHT.

WE CAME IN HERE TONIGHT AT FIVE O'CLOCK WHICH IS RUSH HOUR TRAFFIC COMING OVER FROM DALLAS.

WE WERE AT THE DAKOTA DOWNTOWN PRIOR TO LEAVING AND IT WAS VERY EASY TO GET OVER TO SOUTHLAKE.

I KNOW SOUTHLAKE VERY WELL.

I GREW UP IN EULESS, TEXAS.

I WENT TO SCHOOL AT TRINITY HIGH SCHOOL.

I LIVED IN KELLER BACK IN 1998.

I RAN HOTELS FOR 25 YEARS PRIOR TO THAT.

GOT INTO THE RESTAURANT AND BAR BUSINESS AFTER I LEFT THE HOTEL WORLD IN 2003 AND HAD MY OWN COMPANY SINCE THEN.

WE FIND THIS IS A GREAT OPPORTUNITY TO COME BACK.

IT'S A HOMECOMING TO COME BACK TO THIS AREA BECAUSE THIS IS HOME.

I CAN REMEMBER WHEN SOUTHLAKE WASN'T HERE AND GRAPEVINE HAD THE ONE BANK UP THERE ON 114, AND THERE WERE TWO LANES RUNNING EACH WAY.

WE USED TO RIDE MOTORCYCLES AT DFW PRIOR TO BEING BUILT ON THE RUNWAYS. IT WAS CRAZY.

BUT WE'VE COME TO YOU WITH THIS OPPORTUNITY AND WANTED TO SHARE IT.

WE, BY NO MEANS, WE'RE NOT BIG CITY, WE'RE DOWN TO EARTH.

THIS IS A FAMILY-OWNED BUSINESS.

CAPITAL GRILLE IS COMING AT CARROLL IN 114, I GUESS, IN ABOUT ANOTHER MONTH. BUT IT'S A CHAIN.

THE NICE PART ABOUT DAKOTA IS IT'S ONE OF A KIND.

WE WOULD LIKE TO DO IT DAKOTAS, AND PUT A CATERING EVENT SPACE THERE.

NOW, WHAT IS THAT GOING TO DO TO THE LAND AROUND IT AND THE NOISE AND WHATEVER? I CAN TELL YOU THAT WE ARE PRETTY MUCH LIGHTS OUT BY 10:30 AT NIGHT.

IT'S A RESTAURANT. THE ACTIVITY THAT COMES IN, WE VALET PARK ON A BUSY NIGHT, 75, 80 CARS DOWNTOWN.

I'M GOING BY DOWNTOWN AND MIRRORING WHAT I'M JUST PUTTING AN IMAGE ON WHAT IT COULD POSSIBLY BE HERE.

FOR THE COMMUNITY, JOB FACTORS, IT'S PROBABLY GOING TO BE 100-125 PEOPLE THAT'LL BE INVOLVED IN THE PROJECT, SO IT'LL BE NEW JOBS CREATED HERE IN THE CITY OF SOUTHLAKE.

IT'LL HAVE TAX DOLLARS COMING BACK TO THE CITY THROUGH FOOD AND BEVERAGE SALES AT THE SITE.

I DON'T KNOW. I THINK YOU GUYS, IF YOU'RE HERE, YOU PROBABLY HAVE HAD THE OPPORTUNITY TO LOOK AT THIS PRESENTATION.

I KNOW SOME PEOPLE THAT I'VE TALKED TO HAVE SEEN IT, BUT I'D LIKE TO GO THROUGH IT AND JUST SHOW YOU.

THEY'RE DOING ALL THE ADMIRALS CLUBS NOW FOR THEM AND ANYTHING ELSE THAT THEY'RE DOING DESIGN-WISE FOR THEIR TERMINALS.

IT'S A GREAT COMPANY UP IN CHICAGO.

DWAYNE KNOWS THE AREA WELL.

HE'S PUT TOGETHER A COUPLE INSPIRATIONAL SHOTS HERE ON THE PROJECT.

AS IT STARTS OUT, A NOD TO DFW HERE BECAUSE OF OUR LOCATION AND WHERE WE ARE AND OBVIOUSLY EVERYBODY THAT DOESN'T LIVE IN TEXAS THINK WE ALL RIDE ON HORSES.

A LITTLE BIT ABOUT LANDSCAPING AND JUST THE TOPOGRAPHY AND THEN WE GET INTO THE PRESENTATION.

WHAT WE'D LIKE TO DO IS, THIS SITE PAD FOR THE RESTAURANT WOULD BE NO MORE THAN 15,000 SQUARE FEET.

THE RESTAURANT IN DOWNTOWN DALLAS IS 11,000 SQUARE FEET, SEATS 248 PEOPLE.

WE WOULD LIKE TO HAVE AN EVENT SPACE FOR WEDDINGS OR RECEPTIONS OR ANYBODY THAT WOULD LIKE TO HAVE AN EVENT THERE FOR UP TO 250 SEATS, HAVE PREFUNCTION AREA.

WE'LL HAVE A SEPARATE CATERING KITCHEN FOR THAT AND DO SOME OUTDOOR SPACE FOR THAT AREA ALSO.

GIVEN THAT IT'S ALMOST ON FOUR ACRES OF LAND, IT PROVIDES A LOT OF DIFFERENT OPTIONS TO IT.

THIS IS JUST THE BULLET POINTS ON THE ZONING AND WHATNOT, AND IT'S ALL THINGS THAT COME INTO PLAY.

BUT I WOULD TELL YOU THAT THE ONE PART THAT COUNCIL AND WE PRESENTED TO THEM, AND IT'S A BIG PART THAT I'LL DIVE DOWN ALL THE WAY TO THE BOTTOM AND FAST TRACK IS THE PARKING WILL BE COVERED BECAUSE WE'VE GOT ENOUGH.

IT WON'T BE COVERED PARKING, BUT IT'LL BE PARKING THAT WE CAN HAVE ON SITE.

WE'LL HAVE ENOUGH SPOTS BY CODE FOR THE RESTAURANT, BUT WHAT IS IT GOING TO DO TO YOUR AREA THAT YOU LIVE IN COMING OUT ON KIMBALL? WHAT IS THAT GOING TO DO IF EVERYBODY WERE TO LEAVE AT ONCE? THE LIKELIHOOD OF EVERYONE LEAVING AT ONCE IS MINIMAL, UNLESS THERE IS A CATERED EVENT OR A WEDDING OR WHATEVER, COMING OUT ONTO KIMBALL.

THE NICE PART ABOUT KIMBALL IS IT'S ALMOST REALLY THREE LANES EACH WAY.

IT'S TWO TRUE LANES, BUT ON THE TURNING LANES AND WHATNOT, YOU'VE GOT THE ABILITY TO COME OUT THERE.

BUT WE'RE PROPOSING TO DO A COMPLETE TRAFFIC ANALYSIS OF THAT AREA.

WE'VE TALKED TO CITY COUNCIL AND THERE IS SOME POSSIBILITIES OF EXITING THAT PROPERTY DIFFERENTLY THAN ENTERING IT.

YOU'D ENTER ON KIMBALL, BUT YOU POSSIBLY WOULD ENTER OR EXIT OUT ONTO THE 114 ACCESS ROAD THROUGH SOME NEGOTIATIONS WITH THE OTHER PROPERTY OWNER.

THAT IS A POSSIBILITY.

WE'RE STILL ON INITIAL DESIGN PHASE.

I'VE DONE A LOT OF PARKING.

I'VE HAD THE GOOD FORTUNE, OR MISFORTUNE, OF BEING A PARKING OPERATIONS MANAGER AT HOTELS IN MY EARLY PART OF MY CAREER, AND MAYBE THERE NEEDS TO BE A BIG COURTYARD AREA IN THE FRONT OF THIS.

WE DON'T PRESENT IT THAT WAY, BUT MAYBE THERE NEEDS TO BE SOME TYPE CIRCULAR DRIVE OR WHATEVER OUT IN THE FRONT, SO CARS ARE STAGED AND CAN GET BACK ONTO KIMBALL EASILY

IF YOU'VE BEEN IN DAKOTA'S DOWNTOWN, YOU GO INTO THERE, AND IT'S REALLY YOU WALK BACK INTO TIME.

YOU DO WALK BACK LIKE YOU'RE INTO THE 80S AND WE'VE KEPT IT THAT WAY, AND PEOPLE LIKE THAT.

THEY LIKE THAT LOOK AND FEEL.

THIS SHOWS YOU HOW WE'RE WORKING TO BLEND THE PROPERTY AND MAKE IT REALLY DISAPPEAR INTO THE LANDSCAPING AND HAVE THE PROPERTY AT DIFFERENT LEVELS BELOW GRADE.

MOST OF OUR CONCEPTS ARE NAMED BY FAMILY MEMBERS.

I HAVE PIZZA LILA, DOWNTOWN DALLAS.

IT'S AN AWARD-WINNING PIZZA. SLOAN'S CORNER.

BOTH THOSE ARE DAUGHTERS.

THOSE ARE 11 AND 13 YEAR OLD.

THEN I DIDN'T HAVE ANYBODY NAMED DAKOTA, SO I RESCUED A DOG AT HOME DEPOT AND DAKOTA IS NOW IN OUR HOUSE.

SHE IS A RESCUE DOG SO WE'VE GOT DAKOTA WITH US.

THIS IS A POSSIBILITY IF WE DO TWO SEPARATE BUILDINGS INSTEAD OF JUST A ONE BIG SPACE ON THE SITE.

IT'S REALLY THREE DIFFERENT SITE PLANS.

THAT'S THE END OF THE PRESENTATION.

I HAVE TWO CONCERNS ON BEHALF OF OUR NEIGHBORHOOD.

ONE IS COMMERCIAL CREEP AND THE SECOND IS TRAFFIC PATTERN FOR THE AREA.

MY FIRST QUESTION IS, DO YOU OR ANY OF YOUR FAMILY MEMBERS, INVESTORS, PRINCIPALS, OWN ANY OF THE LAND ADJACENT TO THIS PROPERTY?

>> NO. THERE ARE NO INVESTORS.

LIKE I SAID, EVERYBODY'S IN THE ROOM RIGHT NOW THAT WOULD BE A PART OF THIS PROJECT, FINANCIALLY, SO WE DO NOT.

BUT THAT DOESN'T MATTER.

I HEAR YOUR CONCERN WHETHER YOU'RE A HALF MILE, QUARTER MILE, A MILE DOWN THE ROAD, YOU WANT TO KNOW WHAT IT'S GOING TO IMPACT.

THAT'S ONE REASON IF THIS WAS ALL RESIDENTIAL, I WOULDN'T EVEN BE LOOKING HERE.

BUT THE FACT THAT THEY DEVELOPED THE OTHER SIDE OF THE STREET GAVE A NOD TO DO SOMETHING, ESPECIALLY TO MAKE THAT SHELL STATION LOOK A LITTLE PRETTIER.
