ITEM NUMBER SIX CONSIDERATION OF SB 24-0003 SIGNED VARIANCE FOR A MONUMENT SIGN FOR CORNERSTONE PLAZA.

THIS IS A REQUEST FOR A SIGN VARIANCE AT CORNERSTONE PLAZA.

HERE'S THE LOCATION ON SOUTHLAKE BOULEVARD, BUT HERE'S AN AERIAL VIEW SHOWING THE LOCATION OF THE EXISTING SIGN AT SOUTH NOLAN DRIVE AND EAST SOUTHLAKE BOULEVARD. THIS IS A SITE PLAN SHOWING THE LOCATION OF THE NEW MONUMENT SIGN. THAT WILL BE.

IT'S BEING REQUESTED TO REPLACE AN EXISTING ONE.

THE VARIANCE REQUESTED.

THIS IS THE PROPOSED SIGN.

THE VARIANCE REQUESTED IS A REDUCTION IN SETBACK ONLY FROM RIGHT OF WAY.

THE REQUIRED SETBACK IS 12FT, BUT THEY ARE REQUESTING EIGHT FEET INSTEAD.

IF YOU GO BACK TO THE SITE PLAN, SOME OF THAT ENTAILS KIND OF THE PURPOSE AND THE REASON WHY KIND OF DEALING WITH TWO, TWO DIFFERENT EASEMENTS HERE IN ONE PLACE.

YOU HAVE A 20-FOOT DRAINAGE EASEMENT TO THE SOUTH AND A TEN-FOOT UTILITY EASEMENT TO THE NORTH.

IT'S CERTAINLY CAUSED SOME DIFFICULTY THERE IN TRYING TO FIND THE BEST LOCATION.

PER THE DEVELOPMENT ENGINEER WHEN I SPOKE TO DURING THIS PROCESS, IT WAS PREFERABLE THAT IF THERE WAS ONE EASEMENT IT WAS IN, IT SHOULD BE IN THE UTILITY EASEMENT. THE DRAINAGE EASEMENT SHOULD BE KEPT CLEAR.

THIS IS THE PROPOSED SIGN AGAIN BE A MULTI-PHASE SIGN FOR VARIOUS TENANTS IN THE BUILDING.

IT IS PERMITTED AS SHOWN.

THE ONLY REQUEST TODAY IS FOR THE SETBACK.

DENIED RENDERING.
