BUT FOR THOSE OF YOU WHO ARE NEW TO A PLANNING AND ZONING MEETING, EITHER ONLINE OR LIVE FAIRLY STRAIGHTFORWARD PROCESS WE WILL WE'LL WORK THROUGH THE AGENDA.

THE STAFF WILL MAKE A PRESENTATION.

COMMISSIONERS FROM THE DAIS WILL LIKELY ASK SOME QUESTIONS.

IF THERE ARE ANY QUESTIONS THERE'LL BE A RESPONSE THERE.

AND THEN AFTER THAT, THE APPLICANT WILL MOVE, COME FORWARD IF THEY'RE PRESENT.

HERE'S AN AERIAL VIEW OF THE SITE IN QUESTION.

FUTURE LAND USE CALLS FOR PUBLIC SEMIPUBLIC CURRENT ZONING IS COMMUNITY SERVICE.

ON THE LEFT WE HAVE THE CURRENT PLAT REVISION THAT'S IN EFFECT FOR THE PROPERTY THAT SHOWS THE ENTIRE BOUNDARY.

OR DOES IT RETAIN THE ZONING THAT MAYBE DENNIS CAN? YES. THERE'S CURRENTLY NO CHANGE OF ZONING ASSOCIATED WITH THE PROPERTY.

IT'S CURRENTLY ZONED FOR COMMUNITY SERVICES USE, WHICH WOULD ALLOW FOR, OF COURSE, THE USE OF THE SCHOOL AND OTHER MORE CIVIC BASED TYPE ORGANIZATIONS, SUCH AS CHURCHES.

CITY FACILITIES ONCE AGAIN.

SCHOOLS. THERE'S SEVERAL OTHER USES THAT KIND OF FALL IN THAT CATEGORY THAT.

IT COULD FALL WITHIN THEIR ALL.

GENERALLY CIVIC IN NATURE, WE HAVE NO PROPOSAL IN FRONT OF US AS FAR AS ANY DEVELOPMENT OR CHANGE OR IMPROVEMENT FOR THE PROPERTY.

ONCE, ONCE AGAIN, IT'S OUR UNDERSTANDING THAT THIS IS DRIVEN BY.

THE SCHOOL SELLING PROPERTY THAT THEY BELIEVE IS IN EXCESS.

AND GIVEN THAT THIS PROPERTY THE CHARACTERISTICS OF THIS PROPERTY REQUIRED THAT THEY FILE A PLAT TO SHOW THE BOUNDARY OF WHAT WOULD BE CONVEYED AND FILE THAT A RECORD WITH THE COUNTY BEFORE THAT CONVEYANCE TAKES PLACE.

SO, THAT IS PART OF THIS PROCESS.

YEAH. YEAH. THE, THE PLANNING PROCESS, I DON'T KNOW HOW FAMILIAR YOU ARE WITH JUST THE REAL ESTATE PROCESS AND LEGAL METES AND BOUNDS AND THINGS LIKE THAT.

BUT IT'S BASICALLY JUST DEFINING THAT THIS PROPERTY STANDS ALONE, SEPARATE FROM THAT ORIGINAL TRACT, SO THAT THEY CAN SELL IT SEPARATELY AND NOT SELL THE WHOLE SCHOOL.

I THINK THE SCHOOL DISTRICT HAS.

YOU KNOW, DONE SOME, SOME SORT OF PROCESS FOR SELLING OF EXCESS LAND OR BUILDINGS.

WE'RE NOT REALLY IN THE DETAILS OF, OF ALL OF THOSE THINGS.

AND YOU KNOW, IF THEY WERE, THERE WE WOULD HAVE ASKED THEM THE SAME THING.

BUT YOU KNOW, MAYBE, MAYBE SOME OF YOU, THE SCHOOL ADMINISTRATION CAN GIVE YOU SOME FEEDBACK THERE.

I MEAN, I'VE DEALT IN A LOT OF REAL ESTATE IN THE PAST, BUT IT SEEMS LIKE SOMEONE WOULD PUT SOME STIPULATIONS ON THAT BECAUSE YOU JUST WOULDN'T WANT ANYTHING GOING IN THERE.

YEAH, IT WILL BE GOVERNED BY, YOU KNOW, ESSENTIALLY OUR CITY ORDINANCES AND CURRENT ZONING CODE.

THIS REQUEST IS A REQUEST FOR A ZONING CHANGE AND SITE PLAN FOR THE TOM THUMB, A PROPOSED GASOLINE SERVICE STATION AND CONVENIENCE STORE LOCATED AT 110 WEST SOUTHLAKE BOULEVARD.

HERE'S AN AERIAL MAP SHOWING THE LOCATION OF THE EXISTING BUILDING AND PROPERTY AT THE NORTHWEST CORNER OF SOUTHLAKE BOULEVARD AND WHITE CHAPEL. IT'S CURRENTLY ZONED SP TWO GENERALIZED SITE PLAN DISTRICT.

THIS IS THE PROPOSED SITE PLAN.

THE MAJOR CHANGE THAT'S PROPOSED IS THE REMOVAL OF THE CAR WASH, WHICH IS WHERE THE NEW DRIVE THRU WILL BE, AND A PROPOSED ATM.

AND TO GIVE A LITTLE BACK STORY OF WHY THIS IS HERE TODAY.

THE SITE IS CURRENTLY ZONED AGAIN SP2 WITH C3 USES HOWEVER, AS A BASE ZONING C3.

AT THIS TIME, WHEN THE CITY OF SOUTHLAKE HAS SPECIFIC USE PERMIT IS REQUIRED IN ORDER TO OPERATE A FUEL SERVICE CENTER.

THE CURRENT USES THAT ARE ON THE SITE WOULD NOT AT LEAST TIED WITH THE ZONING, WOULD NOT PERMIT IT BY RIGHT, SO THE APPLICANT HAD THE OPTION OF EITHER PURSUING THAT SUB OR GOING FOR A ZONING CHANGE TO EITHER THE SP TWO OR SP ONE DISTRICT.

IT WAS DECIDED TO GO THE SP ONE DISTRICT TO PROVIDE A MORE DEFINITIVE SET OF USES AND SITE IMPROVEMENTS, AND WHICH PROVIDE FOR THE FURTHER IMPROVEMENTS THAT I'M ABOUT TO SHOW YOU.

AGAIN, THEY'RE REQUESTING A MASONRY VARIANCE.

THE THERE IS A STUCCO FEEL AND LOOK MATERIAL THAT'S BEING PLACED AT THE TOP BANDING OF THE BUILDING.

AGAIN, FROM WHAT I UNDERSTAND, THE WEIGHT OF STUCCO THE BUILDING COULD NOT SUPPORT IT.

SO, THIS IS TO TRY TO GIVE A SIMILAR FINISH AND FEEL.

WHICH IS AN IMPROVEMENT FROM THE METAL BANDING THAT'S ALONG THERE NOW.

THE DEVELOPMENT REGULATIONS CALL FOR USES THAT ARE PROVIDED IN THE NARRATIVE, WHICH ARE THE FUEL SERVICE AND CONVENIENCE STORE USES AND RELATED.

YOU KNOW, YOU KNOW, USES TO THAT.

WE HAVE ALL ELEVATIONS AS PROPOSED MATERIALS SHOWN EXISTING BUILDING AS IT IS PROVIDED TODAY ALLOWING FOR THE DRIVE-UP ATM AND BUFFER YARDS AND LANDSCAPING AS SHOWN ON THE PLAN.

HERE'S AN EXTERIOR RENDERING SHOWING THE EXISTING BUILDING WHEN IT HAD FUEL PUMPS STILL THERE, AND A REVISION OF THE BUILDING WITH THE NEW MATERIALS. AN ELEVATION RATHER.

AND HERE ARE THE ELEVATIONS SHOWING THE CHANGES.

WE HAVE NEW MASONRY WAINSCOTING AROUND THE BOTTOM STONE.

THE EXISTING SPLIT FACE.

CMU WILL REMAIN ON THIS MIDDLE PORTION BUT WILL BE PAINTED TO BETTER MATCH THE OTHER MATERIALS.

WE CAN'T MAKE IT NEW, BUT WE'RE GOING TO MAKE IT MUCH NICER THAN IT IS.

IT'S TODAY. IT'S AN EYESORE OUT IN FRONT OF OUR STORE.

SO, WE'VE WANTED TO IMPROVE IT FOR A VERY LONG TIME, SO WE FINALLY HAVE THE ABILITY TO DO SO.
