FIRST OF ALL, SPIN STANDS FOR SOUTHLAKE PROGRAM FOR THE INVOLVEMENT OF NEIGHBORHOODS.

AND THAT'S WHERE YOU COME IN.

THIS IS THE FIRST STAGE IN OUR VERY THOROUGH AND EXHAUSTIVE REVIEW PROCESS FOR NEW DEVELOPMENTS HERE IN SOUTHLAKE, AND WE APPRECIATE YOU BEING PART OF THAT PROCESS.

TONIGHT YOU'LL HEAR A PRESENTATION FROM THE APPLICANT WHO'S LOOKING TO DO POSSIBLY A NEW DEVELOPMENT HERE IN SOUTHLAKE.

YOU WILL GET A CHANCE TO ASK QUESTIONS, BUT THERE WILL NOT BE ANY VOTES TONIGHT THAT WILL COME LATER WITH THE PLANNING AND ZONING COMMISSION AND CITY COUNCIL.

AN APPLICANT IS PROPOSING A MIXED USE DEVELOPMENT THAT INCLUDES A 30 LOT RESIDENTIAL NEIGHBORHOOD AND OFFICE/RESTAURANT USES.

LOCATED AT 1963 EAST SOUTHLAKE BOULEVARD WITHIN SPIN NEIGHBORHOOD TEN.

HI EVERYONE. MY NAME IS CURTIS YOUNG WITH THE SAGE GROUP.

I AM A LOCAL ARCHITECT HERE IN SOUTHLAKE AND I'M HERE TO PRESENT THIS PROJECT, HOPEFULLY IMPART SOME INFORMATION AND GET ANY BE ABLE TO ANSWER ANY QUESTIONS YOU MAY HAVE.

WITH ME IS RICH DEOTTE WHO'S A LOCAL CIVIL ENGINEER WHO? IF YOU HAVE ANY DETAILED QUESTIONS ABOUT ENGINEERING RELATED ISSUES HE CAN ADDRESS THOSE.

I HAVE TALKED TO SOME OF THE FOLKS IN SOUTHLAKE WOODS, WHICH IS OF COURSE, ONE OF OUR NEIGHBORS.

I SUPPOSE MANY OF YOU ARE FROM SOUTHLAKE WOODS AS WELL.

BUT I'M HAPPY TO SPEAK TO THE REST OF YOU AND ANSWER ANY, ANY QUESTIONS YOU MIGHT HAVE.

FIRST OF ALL, TO DEFINE THE PROPERTY.

THIS IS THE BOUNDARIES OF THE PROPERTY THAT WE'RE LOOKING AT.

IT'S A LITTLE BIT OVER 15 ACRES AND THE FUTURE LAND USE PLAN FOR THE CITY OF SOUTHLAKE SHOWS TWO DIFFERENT LAND USES ON IT. THE RED THAT YOU SEE IN THIS LOCATION THAT FRONTS ON SOUTHLAKE BOULEVARD IS WHAT THEY CALL RETAIL COMMERCIAL.

SO STORES, RESTAURANTS, YOU KNOW, OFFICES, ALL THOSE KINDS OF THINGS.

THE PORTION HERE IN THE SOUTH THAT'S KIND OF IN THE YELLOW ORANGE COLOR IS WHAT'S CALLED MEDIUM DENSITY RESIDENTIAL.

THOSE ARE GENERALLY LOTS LESS THAN ONE ACRE IN SIZE IN THE SOUTHLAKE DEFINITION.

SO WE HAVE TRIED TO FOLLOW THE LAND USE PLAN AS CLOSELY AS POSSIBLE BY DOING COMMERCIAL ALONG SOUTHLAKE BOULEVARD.

WE'VE ACTUALLY LESS THAN SLIGHTLY THE AMOUNT OF COMMERCIAL, AND THEN THE REMAINDER WOULD BE RESIDENTIAL.

HERE IS THE PLAN.

AND AS YOU CAN SEE THE AFOREMENTIONED COMMERCIAL HERE, THERE WOULD BE FIVE LOTS OF COMMERCIAL USES ALONG SOUTHLAKE BOULEVARD.

THEY WOULD BE ONE ENTRY WOULD GO OFF OF PLAYERS CIRCLE.

HERE. ONE ENTRY IS PROPOSED TO COME DIRECTLY OFF OF SOUTHLAKE BOULEVARD.

AND THEN YOU PROBABLY ALL FAMILIAR WITH A SHARED ENTRY THAT IS CURRENTLY BUILT TO ACCESS THE WALGREENS ON THE CORNER HERE.

THAT ENTRY WOULD ALSO COME IN TO THIS PROPERTY FROM THIS LOCATION HERE.

WHAT WE'RE PROPOSING IN THIS LAYOUT IS FOUR OFFICE BUILDINGS IN THIS LOCATION LIKE THIS WITH, YOU KNOW, KIND OF OPEN AREAS BETWEEN THEM LIKE THIS WITH LANDSCAPING AND THEN A RESTAURANT IN HERE.

THIS INDICATES A DRIVE THRU TYPE RESTAURANT IN THAT LOCATION THERE.

AND THEN THERE WOULD BE A LANDSCAPE BUFFER ALONG HERE AS REQUIRED BETWEEN COMMERCIAL AND RESIDENTIAL.

AND THEN THE REAR PORTION OF THE SITE IS PROPOSED FOR 30 SINGLE FAMILY RESIDENTIAL LOTS.

THOSE 30 LOTS WOULD BE ACCESSED OFF OF PEYTONVILLE BY THIS ENTRY DRIVE HERE.

WE ARE PROPOSING THAT IT WOULD BE A GATED COMMUNITY.

THERE WOULD BE NO VEHICULAR ACCESS BACK AND FORTH BETWEEN THE COMMERCIAL AND THE RESIDENTIAL AREA.

BUT THIS ROAD WILL LEAVE IN LEAD IN HERE.

GO THROUGH THE GATES AND THEN A LOOP ROAD WOULD BE IN THIS LOCATION.

THE LOTS WOULD BE ON EITHER SIDE OF THE STREETS, EXCEPT ON THE EAST SIDE.

HERE THERE WOULD BE A GREENBELT GOING DOWN THE MIDDLE OF THOSE INTERIOR LOTS.

AND THEN PROBABLY MOST IMPORTANTLY TO THE FOLKS THAT LIVE IN SOUTHLAKE WOODS, HERE IS THERE WOULD BE A PARK GREENBELT BUFFER SPACE ALONG HERE THAT WOULD INCLUDE A RETENTION POND IN THIS LOCATION HERE.

AND THEN A LANDSCAPED AREA ALONG HERE LIKE THIS.

THERE'S AN EXISTING I HOPE TO TALK TO THESE HOMEOWNERS AT SOME POINT IN THIS PROCESS, BUT THERE'S AN EXISTING EIGHT FOOT WOOD FENCE AROUND HERE THAT LOOKS TO BE IN PRETTY GOOD SHAPE THAT WE WOULD PROPOSE TO KEEP.

WE WOULD BUILD A FENCE HERE AND HERE OVER IN HERE.

NOW, YOU MIGHT WONDER WHAT SOME OF THESE BUILDINGS WE'RE PROPOSING WOULD LOOK LIKE.

HERE IS OUR CONCEPT FOR THE OFFICE BUILDINGS THAT WOULD BE UP ON SOUTHLAKE BOULEVARD.

YOU KNOW, REAL NICE HIGH LEVEL OFFICE SPACE.

THOSE ARE. THEY LOOK ALIKE.

THEY'RE ALL THE SAME THEME, BUT THEY'RE SLIGHTLY DIFFERENT LAYOUTS.

AND THEN FOR THE RESIDENTIAL HOMES, WE HAVE SEVERAL ELEVATIONS THAT ARE KIND OF THE CONCEPT OF WHAT WE'RE THINKING FOR THOSE.

OBVIOUSLY WE DON'T HAVE THE LAKE IN THE BACKGROUND THAT'S SHOWN ON THIS, BUT YOU KNOW, A VARIETY OF HOMES SOME A LITTLE BIT MORE MODERN THAN OTHERS.

BUT, YOU KNOW, NONE OF THEM, THE SUPER MODERN TYPE.

THESE HOMES, BY THE WAY, WOULD, WOULD PROBABLY BE AT LEAST 3500FT² OR SO.

SO SIMILAR HOME SIZE TO A LOT OF HOMES IN SOUTHLAKE.

BUT THEY'RE GOING TO BE VERY, VERY, VERY NICE HOMES, PROBABLY STARTING AT AT LEAST $2 MILLION AND AVERAGING WELL OVER $2.5 MILLION BY THE TIME IT'S ALL SAID AND DONE.

SO THESE WILL BE VERY, VERY NICE HOMES.

SO THAT'S THE PLAN.

SO I'M GLAD YOU MENTIONED THE SIZE OF THE HOUSE, BECAUSE THE LOTS BEHIND US, WE WERE TOLD IN CHAMBERS THEY WERE GOING TO BE 5000.

AND SOME OF THEM ARE LIKE, THEY LOOK LIKE THEY'RE 8 OR 9000.

AND THE MAYOR AT THAT TIME DID NOT ALLOW GREEN SPACE BECAUSE THE LOTS WERE SO BIG.

THERE'S NO GREEN SPACE, I CAN TELL YOU.

IT'S LIKE HOUSE, HOUSE, HOUSE.

I THINK THE ONLY GREEN SPACE IS THE NICE FAMILY THAT MOVED IN BEHIND ME.

SO IT'S SO THE GREEN SPACE THAT THAT'S ALL THE GREEN SPACE THAT GOES TO THE SOUTHLAKE CITY ORDINANCE IS THERE.

THAT BY THE RETENTION POND.

SO YOU WILL HAVE SOME GREEN SPACE.

YES, ABSOLUTELY. WE'LL HAVE SOME GREEN SPACE, QUITE A BIT OF GREEN SPACE.

AND YOU KNOW, WE KNEW THAT THE LOTS OF SOUTHLAKE WOODS WOULD HAVE SOME CONCERNS ABOUT THIS.

SO WE INTENTIONALLY PUT THE GREEN SPACE BETWEEN THEM.

AND I THINK THAT'S GREAT.

MY ONLY CONCERN IS OFF PEYTONVILLE IN THE MORNING WITH THE SCHOOL.

LIKE, I WORK AT THE.

I'M A FLIGHT ATTENDANT, SO IF I WANT TO HAVE A SIGN IN AROUND 830, I LITERALLY HAVE TO LEAVE MY HOUSE AN HOUR AND 20 MINUTES BEFORE SIGN IN BECAUSE OF THE.

THE TRAFFIC IS SO BAD.

SO THAT I WOULD WOULDN'T MIND, BUT IT LOOKS LIKE IT'S WIDE ENOUGH THAT YOU KNOW, AND IT'S LONG ENOUGH THAT IT WOULDN'T BACK UP ONTO PEYTONVILLE GOING.

NO IT WOULDN'T.

WE WOULD HAVE A TREMENDOUS AMOUNT OF STACKING DISTANCE.

THAT'S A GOOD POINT. YEAH.

LIKE IN THE IN THE AFTERNOON WHEN PEOPLE COME HOME, YOU NEED A LOT OF STACKING DISTANCE.

SO NO ONE BACKS UP. YES.

OKAY. I WILL POINT OUT THAT WHEN HAWKWOOD WAS GOING THROUGH THE ZONING PROCESS, THEY ALSO HAD REQUESTED A GATED ENTRANCE.

THAT COUNCIL TURNED DOWN.

SEE, IT'S FOUR LANES BASICALLY TO THE SECOND ENTRY TO THE HIGH SCHOOL PARKING LOT.

SO WHEN IT COMES TO THE FENCE, YOU KNOW, I'M JUST SAYING, JUST BECAUSE OF WHAT HAPPENED TO US, MAYBE IF SOMETHING CAN BE CONSISTENT WITH THEM.

BUT I AM, THE ONLY THING THAT I AM WORRIED ABOUT IS I DIDN'T REALIZE THE LOTS WERE SO SMALL.

SO IS IT A MAKE OR BREAK THAT YOU HAVE THE 30, OR COULD YOU GO DOWN A LITTLE BIT LIKE MAKE THE LOTS A LITTLE BIT BIGGER? YOU KNOW, IN THIS IN THIS DAY AND AGE ESPECIALLY THIS, AS SOME OF YOU MAY RECALL, THIS PROPERTY PREVIOUSLY WENT THROUGH ZONING A FEW YEARS AGO FOR A COMMERCIAL DEVELOPMENT.

IT'S A, YOU KNOW, IT'S WHAT WE'RE PROPOSING.

I YOU KNOW, I KNOW NO ONE WANTS TO HEAR ABOUT ECONOMIC ISSUES AND THAT KIND OF STUFF.

BUT, YOU KNOW, WITH THE VALUE OF THESE HOMES, THEY'RE GOING TO BE GREAT ADDITIONS TO THE CITY.

AND IT'S ALSO TRUE THAT THERE'S A GREAT DEMAND BY PEOPLE LIKE ME WHO HAVE KIDS, HAVE GROWN UP AND GONE AND NO LONGER WANT THE BIG YARD TO STILL STAY IN SOUTHLAKE AND YEAH, HAVE A REAL NICE HOME, BUT NOT A HUGE YARD TO TAKE CARE OF.

SO YEAH, LIKE US, WE HAVE A BIG YARD.

BUT I DO LOVE MY YARD BECAUSE I HAVE A LOT OF PRIVACY TOO, BECAUSE IT'S SO BIG.
