THIS IS THE FIRST STAGE IN OUR VERY THOROUGH AND EXHAUSTIVE REVIEW PROCESS FOR NEW DEVELOPMENTS HERE IN SOUTHLAKE, AND WE APPRECIATE YOU BEING PART OF THAT PROCESS.

TONIGHT, YOU'LL HEAR A PRESENTATION FROM THE APPLICANT WHO'S LOOKING TO DO POSSIBLY A NEW DEVELOPMENT HERE IN SOUTHLAKE.

YOU WILL GET A CHANCE TO ASK QUESTIONS, BUT THERE WILL NOT BE ANY VOTES TONIGHT THAT WILL COME LATER WITH THE PLANNING AND ZONING COMMISSION AND CITY COUNCIL.

I OWN DAKOTA STEAKHOUSE IN DOWNTOWN DALLAS.

IT'S AN INSTITUTION THAT'S BEEN THERE FOR 40 YEARS.

I HAVE NOT OWNED IT FOR 40 YEARS, BUT AFTER COVID, WE MADE THE PURCHASE OF IT.

I'VE BEEN INVOLVED WITH THE PROJECT FOR ABOUT 15 YEARS FROM THE STATE.

WE HAVE ACTIVELY WANTED TO COME OVER TO SOUTHLAKE, AND WE HAVE LOOKED FOR A NUMBER OF LOCATIONS ON WHERE WE COULD FACILITATE THIS PROJECT, AND WE HAVE DONE A LOT OF RESEARCH AS FAR AS EVENT SPACE ON TOP OF THE RESTAURANT.

AND THERE'S A THERE'S A DIRE NEED FOR NOT NECESSARILY A STEAKHOUSE, BUT THE EVENT SPACE ALSO FOR WEDDINGS, BAR MITZVAHS, PRIVATE EVENTS, WHATEVER.

YOU'VE GOT HOTELS HERE THAT HAVE BALLROOMS IN IT AND WHATNOT, AND THEY'RE RATHER FIXED ENTITIES.

THIS WILL BE MORE THEMED TOWARD A LOT OF THE ARCHITECTURE THAT YOU SEE HERE IN SOUTHLAKE.

WHEN WE GET FINISHED WITH THIS, WE'VE GOT SOME RENDERINGS THAT WE'RE GOING TO TAKE YOU THROUGH AND SHOW YOU SOME PROPOSAL ON IT.

BECAUSE WE'RE ON SIX ACRES.

ALSO, WE WOULD LIKE TO ADD SOME RETAIL COMPONENTS TO IT THAT FACILITATE THE PROJECT THAT WE HAD ALREADY INITIALLY STARTED ON.

THE RETAIL COMPONENTS WOULD CONSIST OF POTENTIALLY A BAKERY THAT WE COULD USE AS A COMMISSARY FOR THE COMMUNITY AND FOR THE RESTAURANT.

IF YOU THINK OF EMPIRE BAKERY OVER IN DALLAS, IT'S A CONCEPT LIKE THAT WHERE IT'S A GRAB AND GO, WHERE YOU CAN COME AND GET FRESH BREADS AND MUFFINS AND WHATNOT DAILY AND INTERACT WITH YOUR FRIENDS AND WHATNOT OVER A CUP OF COFFEE.

A YOGA STUDIO.

WE'VE GOT A LETTER OF INTENT.

IF THIS PROJECT GOES FORWARD WITH A COMPANY IN MIAMI, THEY JUST OPEN ANOTHER PROJECT IN CHELSEA, NEW YORK IN MANHATTAN CALLED THE FUZE HOUSE.

WE THINK THAT IT'S A GREAT PRODUCT TO GO IN.

THE NICE PART ABOUT THIS PROJECT IS IT'S ON THE EXTREME WEST OF SOUTHLAKE.

YOU DON'T GET ANY. IF YOU CROSS THE STREET, YOU'RE IN TROPHY CLUB.

IF YOU GO ACROSS THE HIGHWAY, YOU'RE IN WESTLAKE.

AND THEN WE PROPOSED TWO ACCESS POINTS OFF OF KIRKWOOD TO HELP FLOW OF TRAFFIC IN HERE OR WE DON'T STACK UP.

KIRKWOOD. THERE'S A LOT OF CONSTRUCTION GOING ON RIGHT NOW WITH TXDOT ON THE ACCESS ROAD, AS WELL AS THEY'VE JUST PUT IN THIS THIS CUT IN ONTO KIRKWOOD, WHICH IS NICE.

AND WE FEEL LIKE THAT WE COULD FIT RIGHT IN THERE.

THIS PLOT OF LAND, THOUGH, HAS A LOT OF VARIATIONS IN ELEVATIONS ON IT.

AND THE DAKOTA STEAKHOUSE IN DOWNTOWN DALLAS IS UNDERGROUND.

THEY HAVE TAKEN A HARD LOOK AT WHAT WE EXIST IN OVER IN DALLAS RIGHT NOW.

THIS IS BELOW GRADE.

THIS THIS PART OF THE RESTAURANT, BECAUSE OF THE ELEVATIONS ARE OVER THERE.

IT'S GOING TO BE. IT'LL BE EASY TO MAKE THIS HAPPEN.

WHERE WE CARVE IN AND BE ABLE TO MAKE THAT HAPPEN.

EASIER THAN SOME OF THE OTHER JUST FLAT SURFACE OVER HERE.

BUT THIS IS THE TYPE LOOK OF THE RESTAURANT THAT WE'RE AFTER.

THE RETAIL COMPONENT ON THE BACK SIDE GIVES YOU AN IDEA OF A COUPLE RENDERINGS.

LIKE I SAID, THE BAKERY THE YOGA STUDIO, EVEN POTENTIALLY A GOLF STUDIO.

VIDEO. GOLF STUDIO HAS BEEN TAKING OFF VERY WELL OVER IN DALLAS.

AND WE'VE GOT A NUMBER OF PEOPLE, AND WE'D LIKE TO PUT A HIGH END JEWELER OVER HERE.

WHETHER IT'S A WATCH SPECIFICALLY WATCH DRIVEN OR MULTIPLE PIECES OF JEWELRY IN HERE THAT WE THINK WOULD HELP MAKE THIS A DESTINATION POINT OVER HERE FOR PEOPLE TO COME AND SHOP AND EAT AND VISIT.

JUST A SITE VIEW OF THE LAND THERE AT NIGHT.

WE WILL BE VERY CAUTIOUS ABOUT THE ENVIRONMENT THAT WE'RE PUTTING IT IN WITH THE TREES, AND THE LANDSCAPING AND LIGHTING IS SO IMPORTANT TO US TO MAKE SURE THAT THE LIGHTING ELEMENT IS BLENDING WITH THE ARCHITECTURE.

SO I MEAN, IT'S AN APPEALING, APPEALING VIEW.

WE JUST HAVE TO PULL IT OFF AND MAKE SURE IT LOOKS THAT WAY WHEN WE'RE FINISHED.

THE RESTAURANT WILL HAVE ABOUT 248 SEATS IN IT.

IT'S ABOUT A 9500 SQUARE FOOT PROJECT.

THE EVENT SPACE WILL HAVE THE ABILITY TO GO UP TO 250 PEOPLE.

THERE'S NOT MUCH IN SOUTHLAKE FOR THAT.

THERE'S A DEMAND FOR IT.

WESTLAKE HAS A PROJECT CALLED ESTRADA, AND THERE IS AN EVENT HALL OVER THERE AND THEY ARE BOOKED OUT FOR THE NEXT TWO YEARS WITH CATERING EVENTS. SO THERE'S CLEARLY A DEMAND TO HAVE SOMETHING OUT HERE AND I WHAT BETTER PLACE BUT TO PUT THE MONEY, THE TAX

AND SO WHAT WE'RE TRYING TO DO HERE IS IMPROVE THE SAFETY OF THAT, OF THAT OPERATION, BOTH FOR THE PATIENTS AND THE PATIENT CARE, BUT ALSO STAFF AND EVERYBODY INVOLVED IN THAT PROCESS BY CREATING, AGAIN, A PAVED HELIPAD WITH LIGHTS AND A PAVED SIDEWALK THAT WILL ACTUALLY CONNECT TO THE HOSPITAL FACILITY.

SO THAT'S REALLY ALL WE HAVE TO TO PRESENT.

SO THAT IS THE INTENT HERE TODAY.

AS EVERYONE IS AWARE, I THINK OUR SOILS HERE AND OUR CONDITIONS THAT WE HAVE IN TEXAS, WE HAVE SOME MAJOR ISSUES WITH THE GROUND OPENING UP AND CRACKING, AND IT'S BECOME QUITE A POTENTIAL HAZARD FOR US, EVEN FOR CAREFLIGHT, FOR LANDING.

SO WHAT WE WANT TO DO IS BE ABLE TO PUT SOME SORT OF PAVE THE SMALLEST AMOUNT WE CAN IN ORDER TO HAVE A HELICOPTER SAFELY LAND AND BE CLOSE AND GET A PATIENT IMMEDIATELY OUT AS NEEDED. SO THAT'S THE INTENT.

WE'RE NOT SET UP AS A TRAUMA FACILITY WHERE WE'RE FLYING OR HAVING PATIENTS COME IN.

IS THERE ANYTHING YOU MENTIONED THAT IT'S ALREADY LIKE A RIGHT OF USE AS PART OF THE PROPERTY, BUT IS THERE'S NOTHING TO PREVENT THE HOSPITAL IF IT WERE TO CHANGE ITS HOWEVER THAT WORKS ITS RATING OR ITS GRADING TO BE ABLE TO RECEIVE THOSE TRAUMA PATIENTS IF THEY DECIDED TO PUT ONCE THE HELIPAD IS THERE, IF THEY SAID, WELL, LET'S GO AHEAD AND PUT IN A TRAUMA CENTER SO WE CAN TAKE ADVANTAGE OF THE HELIPAD.

OBVIOUSLY, THAT'S SOMETHING THAT COULD HAPPEN IN THE FUTURE.

SO IT'S ALL ABOUT THE LAND, RIGHT? WITH ALL THAT WOULD HAVE TO COME BACK THROUGH THE CITY OF SOUTHLAKE.

I BELIEVE THERE WAS A PREVIOUS PLAN THAT WAS LAID OUT MANY YEARS AGO WHEN IT WAS FOREST PARK, ABOUT HOW THAT LAND WOULD BE LAID OUT.

WHETHER OR NOT THAT CHANGES IN THE FUTURE IS UNKNOWN AT THIS POINT, BUT WE CAN'T GROW ANY BIGGER UNTIL WE CAN BUILD MORE, RIGHT? RIGHT. SO THERE'S NO IT SEEMS MOST OF THE TIME WHEN I GO BY THE HOSPITAL, IT SEEMS PRETTY UNDERUTILIZED RIGHT NOW.

YEAH. AND AGAIN THE INTENT OF WHAT'S SET UP THERE IN THAT FACILITY, WHAT IT'S LICENSED FOR AND HOW IT'S BEING UTILIZED TODAY.
