YES. GOOD EVENING. THIS IS A SIGNED VARIANCE REQUEST FOR CRAFTWAY KITCHEN.

AND THEY ARE LOCATED AT 2120 EAST SOUTHLAKE BOULEVARD.

THIS IS AN AERIAL VIEW OF THE SITE. THEY'RE JUST OFF OF EAST SOUTHLAKE BOULEVARD HERE.

YOU CAN SEE STATE HIGHWAY 114 TO THE NORTH AND GATEWAY DRIVE TO THE EAST.

HERE'S JUST A CLOSER VIEW. THEY ARE REQUESTING AN ADDITIONAL ATTACHED SIGN HERE ON THEIR PATIO THAT FACES EAST SOUTHLAKE BOULEVARD.

THIS IS THEIR PROPOSED SIGN. THE REASON THAT THEY NEED THEY'RE REQUESTING A VARIANCE IS THE SIGN ORDINANCE ALLOWS 2 SIGNS PER TENANT OR LEASE SPACE.

THEY WILL HAVE 2 SIGNS IN TOTAL, BUT THERE'S A CAVEAT THAT THERE CAN ONLY BE 1 PER STREET FRONTAGE.

THEIR SIGN ON THEIR OTHER ELEVATION. THEY TOOK THAT AS THEIR SOUTHLAKE BOULEVARD ELEVATION.

SO THIS SIGN, SINCE IT'S DIRECTLY FACING EAST SOUTHLAKE BOULEVARD, IT TECHNICALLY WOULDN'T BE AN ALLOWED SIGN BECAUSE THEY'VE ALREADY USED THEIR SOUTHLAKE BOULEVARD FRONTAGE. SO THAT'S WHY IT'S BASICALLY FOR THE NUMBER OF SIGNS AND THIS IS THE SIGN THAT THEY WANT TO ATTACH THE PATIO HERE.

THIS IS A VIEW LOOKING NORTHWEST, AND WE HAVE A VIEW LOOKING NORTHEAST.

AND THIS IS THE APPROVED SIGN THAT THEY HAVE THAT'S ON THE EAST ELEVATION.

THIS HAS CLEAR VISIBILITY TO SOUTHLAKE BOULEVARD, BUT IT'S NOT DIRECTLY FACING SOUTHLAKE BOULEVARD.

BUT THAT'S THE SIGN THAT THEY ORIGINALLY GOT APPROVAL FOR.

THAT'S UP ON THE BUILDING. AND NOW THAT'S WHY THEY HAVE TO COME BACK FOR A SIGN VARIANCE TO ATTACH A SIGN TO THE THE OTHER ELEVATION THERE ON THE PATIO.

THIS IS JUST SHOWING THE VISIBILITY FROM SOUTHLAKE BOULEVARD.

YOU CAN SEE THE VISIBILITY HERE ON THEIR EXISTING SIGN.

AND THEN THEIR OTHER SIGN HERE THAT THEY'RE WANTING TO PUT ON THE PATIO. THE PREVIOUS TENANT WAS TOASTED YOLK, AND THEY DIDN'T REQUEST ANY VARIANCES. BUT THIS IS YOU CAN SEE THEIR SIGN PLACEMENT HERE.

THEY HAD 2 SIGNS, ONE ON THE EAST ELEVATION AND ONE ON THE WEST ELEVATION.

AND THE TENANT PRIOR TO THAT WAS MELLOW MUSHROOM.

THEY DID GET A VARIANCE TO HAVE A SIGN ON THE PATIO.

THEY DID USE THIS SAME ELEVATION HERE ON THE EAST.

THEY DID COUNT THAT AS THEIR SOUTHLAKE BOULEVARD FRONTAGE SIGN.

AND THEN THEY GOT A VARIANCE TO ALSO HAVE THIS SIGN ON THE PATIO.

THIS ALSO REQUIRED A VARIANCE JUST BECAUSE THE SIGN TYPE IT WAS, IT WAS OVER THE ROOF LINE.

SO IT WAS ALSO KIND OF A ROOFLINE SIGN. MORE RECENTLY IN THIS VICINITY, VARIANCES WERE APPROVED FOR FOR JOHNSON FITNESS. FOR A LETTER RIGHT HERE. AND I'D BE HAPPY TO ANSWER ANY QUESTIONS.

MAYBE ADD SOME CLARITY TO THE DIFFERENCE HERE IF IF THE SIGN ON THE EAST FACADE MET THE LETTER SIZE PERMITTED FOR A SIGN INTERIOR TO A DRIVE LANE, THEY THEY WOULD STILL PRESERVE THE RIGHT TO COME BACK WITH A SIGN ON THE SOUTHLAKE BOULEVARD FRONTAGE. BUT WHAT THEY DID IS THEY COUNTED THAT EAST FACADE AS THEIR SOUTHLAKE BOULEVARD FRONTAGE, WHICH ALLOWED THEM LARGER LETTER HEIGHTS. AND SO LOOKING AT THAT EAST SIGN, IF YOU COUNT IT AS AN INTERNAL DRIVEWAY FRONTAGE SIGN, IT'S TOO LARGE AND IT'S LETTER SIZE TO BE PERMITTED FOR THAT ORIENTATION.

AND THE SIGN ORDINANCE ALLOWS FOR A BUILDING THAT HAS VISIBILITY FROM SOUTHLAKE BOULEVARD TO PLACE A SIGN ON ANY OF THOSE ELEVATIONS THAT HAVE THAT VISIBILITY AND HAVE IT ORIENTED TOWARD SOUTHLAKE BOULEVARD.

IF THAT MAKES A LITTLE MORE SENSE WITH WHY THEY'RE HERE.

SO ARE YOU SAYING THAT IF WE WERE TO ALLOW THIS SECOND SIGN, THEY WOULD HAVE TO COME BACK AND REDUCE THE SIZE OF THE SIGN THAT'S CURRENTLY BUILT? NO. NO, NOT THE SIGN. NO, I COULD NOT.

I'M SORRY. I COULDN'T HEAR YOU CLEARLY. SO IF WE ALLOWED THE SECOND SIGN THAT THAT'S ON THE PATIO, WE WOULD HAVE. THEY WOULD HAVE TO COME BACK AND REPLACE THE SIGN WITH SMALLER LETTERS THAT THAT ARE ON THE OTHER SIDE.

NO, NO, NO, SIR. THE THAT'S THE REASON WHY THEY'RE HERE FOR THE VARIANCE.

BECAUSE THEY HAVE ALREADY UTILIZED THAT STREET FRONTAGE AND CANNOT REUSE THAT STREET FRONTAGE.

SO SO SO DENNIS, BASICALLY, IF THEY SWITCHED THESE SIGNS, THEY WOULDN'T HAVE TO COME IN BECAUSE THIS, THIS ONE WOULD BE SMALL ENOUGH TO FACE THE PARKING LOT AND COUNT AS A PARKING LOT SIGN. AND THE OTHER 1 COULD HAVE GONE OUT HERE AND BE ON THE SOUTHLAKE. SO THEY'RE GETTING THE SAME. THEY JUST THEY'RE GETTING THE SAME SIGNS THEY COULD HAVE DONE LEGALLY IF THEY WERE JUST FLIPPING THEM. YES. THAT'S CORRECT. YES.

CAN I ASK A QUESTION? IF THIS WAS SMALLER THAN THE PROPOSED HEIGHT, WOULD THEY STILL NEED A VARIANCE? OR IS IT BECAUSE NOW IT'S THE HEIGHT AND IT DOESN'T FIT THIS SCENARIO? BECAUSE I THINK I THINK IT SAYS THEY'RE ALLOWED TO REGARDLESS, BUT IT JUST NEEDS TO BE SMALLER.

YES. BUT THIS SIGN, I MEAN, IT FACES SOUTHLAKE BOULEVARD, AND THEY ALREADY KIND OF TOOK THEIR SOUTHLAKE BOULEVARD SIDE.

SO IT WOULD BE DIFFICULT TO KIND OF DETERMINE WHAT OTHER FRONTAGE THERE WOULD BE.

SO IT'S JUST YOU CAN ONLY HAVE 1 PER STREET FRONTAGE.

SO. AND SINCE THEY ALREADY USED THEIR SOUTHLAKE BOULEVARD KIND OF SIDE, IT MAKES A LITTLE TRICKY.

AND THE ONLY REASON THEY USED THAT SOUTHLAKE BOULEVARD IS BECAUSE THE 1 FACING THE PARKING LOT WAS TOO BIG TO BE THEIR PARKING LOT FACING SIGN, SO THEY HAD TO USE IT. THEY HAD TO CALL IT THEIR SOUTHLAKE BOULEVARD FACING BECAUSE OF THE SIZE OF IT, RIGHT? YES, IT COULD HAVE JUST BEEN THEIR PARKING LOT SIGN AND IT WOULDN'T HAVE COUNTED TOWARDS SOUTHLAKE BOULEVARD.

AND THEN THEY COULD HAVE PUT A SIGN HERE. YES.

IN THEORY, YES. NO ONE'S ALLOWED, YOU KNOW, BY CODE TO HAVE 2 SIGNS FACING THE STREET, SO TO SAY.

WE UNDERSTAND THAT. HOWEVER, GIVEN THE NATURE OF THE BUILDING AS IT FACES EAST.

THERE YOU GO. AS IT FACES EAST. SOUTHLAKE BOULEVARD.

THE BUILDING DOES NOT REALLY FRONT AS TYPICALLY WOULD BE.

THE WHOLE IDEA BEHIND THE CODE IS, HEY, IF YOU'VE GOT IF YOU'RE FACING EAST SOUTHLAKE BOULEVARD FROM A NORMAL BUILDING, IF YOU CAN'T HAVE 2 SIGNS FACING THAT THE WAY IT IS RIGHT NOW, THE TRAFFIC FLOWING FROM EAST TO WEST.

WE'LL SEE THE SIGN, BUT IF YOU'RE GOING FROM EAST TO WEST, YOU TOTALLY MISS IT.

SO THEREFORE THAT CREATES A NEED, IN ESSENCE, TO HAVE A SIGN IN THE IN TECHNICALLY IN THE FRONT OF THE BUILDING.

AND EVEN THOUGH THE CODE SAYS YOU CAN'T HAVE 2 SIDES, 2 SIDES FACING EAST SOUTHLAKE BOULEVARD,

REALLY ONE ONLY FACES IT IN IN PART AT BEST. SO THE THE NATURE OF THE BUILDING IS RIGHT NOW IS THAT ALL TRAFFIC FLOWING FROM WEST TO EAST, THEY DON'T SEE THE SIGN.

THAT'S WHY WE'RE ASKING YOU, PLEASE, TO HAVE THIS VARIANCE ACCEPTED IN PASS SO THAT NORMAL STREET FRONT SIGHT CAN BE SEEN.

AND NOT ONLY THAT, YOU HAVE TREES THAT BLOCK THE SIGN TO BEGIN WITH IF IT WAS CENTERED NORMALLY, SO IT TOOK A WHILE. THE 1ST THING WAS TO GET THE THE ORIGINAL SIGN UP FOR THE BUSINESS TO START WITH, WHERE YOU ABSOLUTELY HAD TO HAVE ONE SIGN. NOW WE HAD TO FIGURE OUT IT TOOK SOME TIME.

WHAT'S THE BEST WAY TO PUT ANOTHER SIGN UP. WHERE WOULD IT GO? WOULD WE WANT TO PUT IT ON THE LOWER PART? THEN WE DECIDED THAT WOULDN'T BE THE RIGHT THING TO DO FOR A NUMBER OF REASONS, AND ULTIMATELY BECAUSE THE SIGHTLINES FROM THE STREET WERE LUCKY.

THE STREET, THE THE TREES TEND TO BLOCK A SIGN IF IT WAS PUT IN THE CENTER THERE.

BUT THERE IS ONE ANGLE THERE, AS YOU CAN SEE.
