HERE'S THE PROPERTY. 21 AND SOME CHANGE ON THE WEST SIDE OF DAVIS BOULEVARD. I'M SURE YOU GUYS ARE ALL FAMILIAR WITH IT. JUST A LITTLE BIT SOUTH OF THE HTEAO THAT'S THERE, AND THE SONIC THAT'S BEEN THERE FOREVER AND EVER. I THINK I MIGHT HAVE GONE TO THAT SONIC WHEN I WAS IN HIGH SCHOOL. SO THE FUTURE LAND USE PLAN, SO WE DON'T OPERATE WITHIN A, WITHIN A VACUUM, RIGHT? SO WE TAKE OUR CUES FROM THE CITY'S PLAN FOR WHAT THEY WANT TO SEE HAPPENING WITHIN THE CITY. AND THAT'S CODIFIED HERE IN THE FUTURE LAND USE PLAN OR THE FLUP THAT WE HAVE HERE. A FUTURE LAND USE PLAN HAS A, IS MIXED-USE. THAT COULD BE ANYTHING FROM RETAIL TO SINGLE-FAMILY HOMES, WHICH IS WHAT WE'RE PROPOSING TODAY. EXISTING RETAIL TO THE NORTH OF OUR SITE HERE. I DON'T KNOW IF THE MAP WORKS RIDGEVIEW ACROSS THE STREET. THOSE ARE ALL 9,000 TO 12,000 SQUARE FOOT LOTS. HIDDEN KNOLL JUST SOUTH OF THAT. WE WERE, I WAS ACTUALLY A DEVELOPMENT PARTNER AND BUILT HIDDEN KNOLL ACROSS THE STREET BACK IN THE TEENS, 2014 AND 2015. SO VERY FAMILIAR WITH THIS AREA. WE HAVE BROCK LANE TO OUR WEST AND THEN OF COURSE STONY BROOK A LITTLE FURTHER WEST ACROSS THE CREEK FROM US. WE FEEL LIKE WE FIT IN THE NEIGHBORHOOD, SO TO SPEAK, WITH OUR LOT SIZES. WE'RE DEFINITELY A LITTLE BIGGER THAN RIDGEVIEW FROM AN AVERAGE STANDPOINT. WHICH I'LL SHOW YOU HERE IN A SECOND. SO THIS IS THE PREVIOUS PROPOSAL THAT WAS BROUGHT IN. 2024 THAT LOST THAT WAS DENIED AT ZONING. WHEN I REACHED OUT TO Y'ALLS HOA, THE STONY BROOK HOA. I SPOKE WITH DYLAN HOLMES THERE. WHAT WE LEARNED FROM THAT AND FROM, FROM LOOKING AT THE PRESENTATION TO CITY COUNCIL WAS THE FOUR AND FIVE STORY BUILDING THERE WAS VERY PROBLEMATIC. I CAN APPRECIATE THAT. YOU DON'T WANT TO LOOK OVER THE TREES TO A BIG MONOLITH UP THERE. SO JUST WANT TO LET YOU KNOW, YOU KNOW, THIS WAS PREVIOUSLY PROPOSED. WE'RE GLAD IT FAILED SO THAT WE COULD HAVE OUR OPPORTUNITY HERE. SO THIS IS THE SITE. IT IS 36 SINGLE-FAMILY LOTS. WE ARE, YOU KNOW, WE COMPLY WITH THE FUTURE LAND USE PLAN. SO THERE'S NO CHANGE THERE. WE ARE PROPOSING A RPUD, WHICH IS A RESIDENTIAL PLANNED UNIT DEVELOPMENT. SO IT ESSENTIALLY IS ITS OWN ORDINANCE FOR THIS SUBDIVISION SPECIFIC TO THE SITE IN ORDER TO COMPLY AND HELP US DELINEATE THE SITE. [00:05:08] A COUPLE OF THINGS I WANT TO POINT OUT. A MAJORITY, A VAST MAJORITY OF THE LOTS FRONT ARE BACK TO OPEN SPACE. THAT'S ONE OF THE DESIGN ELEMENTS WE HAD AS WE AS CURTIS WENT THROUGH THE PROCESS FOR US TO DESIGN THIS NEIGHBORHOOD IS WE REALLY WANTED A BUNCH OF OPEN SPACE. IN FACT, WE'VE GOT ALMOST 30% OPEN SPACE ON THE PROPERTY. SO QUITE A BIT OF OPEN SPACE THE TREES AND STUFF TO THE WEST, YOU CAN KIND OF SEE A FAINT OUTLINE OF A BARN THAT EXISTS TODAY HERE ON THE WEST SIDE, WE ANTICIPATE WILL PROBABLY DEMO THAT BARN. BUT OTHER THAN THAT, WE'RE NOT GOING TO GET INTO THE FLOODPLAIN AND GO IN THERE AND START DOING A BUNCH OF GRADING OR ANYTHING LIKE THAT. WE'RE GOING TO HAVE TRAILS THAT RUN NORTH TO SOUTH, THAT PEEKABOO INTO THE STREET IN THE NEIGHBORHOOD. SO A COUPLE DIFFERENT WAYS TO KIND OF ACCESS THAT TRAIL AS IT TRANSITIONS FROM NORTH TO SOUTH ON OUR WEST SIDE OF OUR SITE. GROSS DENSITY OF 1.7, SO PRETTY LOW THERE. AVERAGE SQUARE FOOT OF OUR LOTS IS 13,942. SO ALMOST 14,000 SQUARE FOOT LOT LOTS ON AVERAGE. SO WE'LL BE SURE TO POINT THAT OUT. SO HERE IS OUR SUMMARY TABLE. YOU CAN SEE BEAR HOLLOW, OUR LOT RANGE VERY COMPARABLE TO RIDGEVIEW HIDDEN KNOLL ACROSS THE STREET 9,000 TO 16,000. SO WE'RE ACTUALLY A LITTLE BIT BIGGER FROM AN AVERAGE LOT SIZE AND A LOT RANGE SIZE FROM OUR NEIGHBORS ACROSS THE STREET ON DAVIS BOULEVARD. STONY BROOK'S A LITTLE BIGGER ON THE AVERAGE SQUARE FOOT SIDE THAT 15,000 TO 34,000. I THINK THERE'S ONLY ONE OF THEM THAT'S 34. THE MAJORITY OF THEM, I THINK, ARE MORE IN THAT 20,000 SQUARE FOOT RANGE. AND THEN OF COURSE, THE EXISTING KIND OF GRANDFATHERED BROCK LANE THAT HAS A BIGGER, LARGER ONE ACRE LOTS AND SOME HALF ACRE LOTS THERE AS WELL. SO YOU KNOW, WE. WE'VE BEEN DOING THIS A LONG TIME, ABOUT 25 YEARS NOW. WE'VE BUILT MULTIPLE SUBDIVISIONS IN THE CITY OF SOUTHLAKE, INCLUDING. HIDDEN KNOLL ACROSS THE STREET THERE. WE'RE GOING TO TARGET CUSTOM HOME BUILDERS ON THIS PROPERTY. IN FACT, I'VE ALREADY REACHED OUT TO A LOT OF THE NORMAL USUAL PLAYERS HERE IN SOUTHLAKE FOR A CUSTOM HOME STANDPOINT. SO THAT'S WHAT WE'RE TARGETING ON THIS PROJECT IS LUXURY CUSTOM HOMES. WE THINK IT FITS WITHIN THE NEIGHBORHOOD. ONE OF THE THINGS I DO WANT TO POINT OUT HERE IS IF YOU'RE FAMILIAR, DRIVING UP AND DOWN DAVIS, THERE'S A DRIVEWAY THAT COMES UP STRAIGHT OFF DAVIS RIGHT HERE THAT HAS LIVE OAKS LINING EACH SIDE OF THE DRIVEWAY. I HAVEN'T GOTTEN THE AERIAL PHOTOS JUST YET, BUT I BELIEVE MY FAMILY PLANTED THOSE TREES IN THE 80S. MY GRANDPARENTS OWNED A PLANT NURSERY HERE CALLED REAGAN'S PLANT FARM, SO I'M NOT GOING TO CLAIM IT JUST YET, BUT I'M ABOUT 80% SURE THAT I WAS A PART OF PLANNING THOSE LIVE OAKS BACK IN THE 80S WHEN I WAS IN HIGH SCHOOL AND JUNIOR HIGH SCHOOL HERE. ONE OF THE THINGS WE HEARD AS WE STARTED THIS PROCESS WAS TREES AND HAVING A NURSERY BACKGROUND THAT'S OBVIOUSLY NEAR AND DEAR TO OUR HEARTS. THE, THE TREES THAT ARE HERE IN THE ROAD. WE'RE GOING TO HAVE THOSE TREE SERVICE COME OUT AND DIG THOSE TREES AND MOVE THOSE TREES THAT WOULD OTHERWISE JUST BE KNOCKED DOWN INTO OTHER PARTS OF THE OPEN SPACE THROUGHOUT THE SUBDIVISION. WE ANTICIPATE LEAVING THIS DRIVEWAY, CONCRETE DRIVEWAY HERE TO CONNECT TO OUR SIDEWALKS IN THIS OPEN SPACE. THIS ONE ON THE OTHER SIDE, WE'RE GOING TO REMOVE THAT, THAT CONCRETE DRIVEWAY. AND REALLY, SO YOU KIND OF HAVE LIKE AN OPEN SPACE, A WINDOW INTO THE SUBDIVISION AND THE OPEN SPACE WITHIN THE, WITHIN THE DEAL AS WELL.
