WE DON'T HAVE A LOT ON OUR AGENDA THIS EVENING, SO WE'RE GOING TO SPEND A LITTLE BIT OF TIME HONORING ONE OF OUR OWN HERE IN THE

ADMINISTRATIVE COMMENTS AND CHAIRMAN'S SECTION.

MIKE FORMAN, MY LEFT, YOUR RIGHT. HE IS GOING TO HAVE HIS LAST MEETING THIS EVENING.

AND WE ALL VERY MUCH APPRECIATE HIS YEARS AND YEARS AND YEARS OF SERVICE, PLUS OR -15 YEARS IN VARIOUS ROLES, INCLUDING CHAIRING THIS BODY FOR A NUMBER OF YEARS.

I THINK WE ALL HAVE OUR FAVORITE STORIES ABOUT IT.

I KNOW WE ALL STARTED TOGETHER, SEVERAL OF US, MYSELF, YOU, MIKE SPRINGER DOWN HERE SOMEBODY I SEE OUT IN THE GALLERY SEAN MCCASKILL. ROBERT HUDSON, KATE SMITH, AND TODD PARRISH WERE THE SEVEN THAT WERE ON THE COMMISSION BACK THERE 2013.

AND IT'S BEEN A LOT OF FUN YEARS EVER SINCE. YOU'VE GOT TO DO IT WITH BOTH SMART PEOPLE, THOUGHTFUL PEOPLE, BUT FUN PEOPLE AS WELL. AND YOU'VE ALWAYS BEEN REALLY HELPFUL.

I GUESS MY FAVORITE ANECDOTE THAT I WOULD PROVIDE HERE IS COMMISSIONER FORMAN WAS CHAIRING THESE MEETINGS AND I WAS THE VICE CHAIR.

AND HE ELECTED TO STEP AWAY FOR A COUPLE OF YEARS TO HIS SON'S HAD FOOTBALL AND HE, YOU KNOW, WANTED TO PRIORITIZE THAT, WHICH ALL MADE SENSE. AND HE GAVE ME SOME GOOD ADVICE ABOUT YOU REALLY GOT TO FIND YOURSELF A REALLY GOOD VICE CHAIR, YOU KNOW, A REALLY GOOD LIKE HE'S GOT TO BE A BALLER.

HE'S GOT HE'S GOT TO REALLY BRING IT. HE'S GOT TO HELP YOU RUN THE MEETINGS.

I'M LIKE, OKAY. AND WE PUT SOMEONE NAMED COMMISSIONER GREER IN THAT ROLE WHO WE WON'T WE WON'T GET INTO THAT THIS EVENING.

BUT HE CERTAINLY HAD HIS INTERESTING ATTRIBUTES.

BUT THEN HE DECIDED TO STEP ASIDE. TWO YEARS LATER AND WE'RE SITTING THERE IN THE SUMMER AND I'M LIKE, GOSH, I DON'T I DON'T KNOW WHO TO PUT IN THIS VICE CHAIR ROLE. I DON'T, YOU KNOW, I MEAN, IT'S A TOUGH ROLE TO FILL. YOU REALLY GOT TO HAVE THE RIGHT PERSON. AND WE WERE HAVING LUNCH ONE DAY IN DOWNTOWN FORT WORTH.

WE TOLD THE STORY IN WORK SESSION AND IN WALKS MIKE FORMAN IN THE SAME PLACE IN DOWNTOWN FORT WORTH.

AND IT WAS DESTINY THAT HE NEEDED TO COME BACK.

AND HE TOOK THE ROLE AND DID A GREAT JOB. HE'S LED THE LAST COUPLE OF MEETINGS AND CHAIRED THEM WHILE I'VE BEEN OUT, AND VERY APPRECIATIVE TO ALL THE YEARS OF SERVICE, THE TO THE COMMUNITY, THE GREAT RESULTS WE'VE GOTTEN.

THE COMMUNITY STANDS FOR ITSELF IN TERMS OF THE WORK WE'VE DONE.

AND APPRECIATIVE OF EVERYTHING YOU'VE HELPED ME LEARN AND ALL OF US LEARN UP HERE AND, AND MOST IMPORTANTLY, HOW YOU'VE CARRIED YOURSELF. SO THANK YOU VERY MUCH.

AND IF ANYONE ELSE WANTS TO JUST CHIME IN REAL QUICK AND BEFORE, BEFORE I SEE SOMEONE OUT IN THE GALLERY THAT MIGHT HAVE SOMETHING TO PRESENT.

THE ONLY THING I HAVE TO SAY IS I REALLY APPRECIATE SERVING WITH MIKE, AND HE'S BEEN AN ASSET TO THE GROUP AND I HATE TO SEE HIM GO.

AND I WISH HIM LUCK AND WHATEVER HE PLANS ON DOING WITH HIS FREE TIME NOW.

I REJOINED THE COMMISSION. BUT IN ALL SERIOUSNESS, IT'S BEEN A JOY.

IT'S BEEN FUN. THE FUN IS THE KEY WORD BECAUSE WE HAD A LOT OF LONG NIGHTS AND WORKING WITH EVERYONE ON THE BODY HERE, GOING ALL THE WAY BACK AND THEN THROUGH CURRENT, EVERYBODY'S BEEN GREAT TO WORK WITH, SO I REALLY APPRECIATE IT AND JUST GRATEFUL TO HAVE BEEN ABLE TO LIVE IN AND CONTINUE TO LIVE IN SOUTHLAKE FOR THAT MATTER.

I'M NOT LEAVING SOUTHLAKE, BUT GREAT CITY TO LIVE IN.

RAISE YOUR KIDS IN AND VOLUNTEER IN. SO VERY MUCH APPRECIATE IT.

AND WE'VE HAD GREAT STAFF THE ENTIRE TIME. THAT'S A LONG TIME TO HAVE STAFF MEMBERS AROUND.

BUT I LOOKED AT YOU AS A MENTOR. YOU'VE BEEN ON ZBA BEFORE I GOT THERE AND YOU WERE ON P&Z BEFORE I GOT THERE.

AND I ALWAYS LOOKED UP TO YOU AND JUST HOW YOU HANDLED YOUR BUSINESS.

YOU KNOW, REGARDLESS OF HOW WE VOTED ON A PARTICULAR ITEM YOU WERE VERY COMMON SENSE BY THE BOOK.

WHAT'S BEST FOR THE CITY. AND THAT'S, THAT'S THE WAY IT SHOULD BE.

AND I JUST LOOKED AT YOU AS A ROLE MODEL, AND I APPRECIATED GETTING TO SERVE WITH YOU AND YOU KNOW, BACK, BACK IN THE GOOD OLD DAYS, WE HAD SOME LATE NIGHT MEETINGS.

I THINK YOU MENTIONED LATE NIGHTS. WE HAD MEETINGS THAT WENT TILL TWO IN THE MORNING. AND I'M NOT SURE IF WE DID OUR BEST WORK AT TWO IN THE MORNING ON DECIDING CASES AND APPLICATIONS, BUT I KNOW EVERYONE TRIED THEIR BEST.

AND ON THOSE RARE OCCASIONS WHEN WE WERE OUT OF THERE BEFORE, SAY, MIDNIGHT, THEN, YOU KNOW, SOMETIMES WE MADE IT OVER TO THE GINGER MAN BAR AND WE HAD A DEBRIEF AFTERWARDS.

AND YOU KNOW, IT WAS A GREAT GROUP SOME GREAT NAMES THAT CHAIRMAN KUBIAK JUST MENTIONED, WHO ARE ALL, YOU KNOW, GREAT SERVANTS FOR THE CITY. SO ON BEHALF OF THE CITY COUNCIL AND THE ENTIRE CITY OF SOUTHLAKE, JUST THANK YOU FOR YOUR SERVICE, YOUR MANY YEARS OF TRULY EXEMPLARY VOLUNTEER SERVICE TO OUR COMMUNITY.

I KNOW NOT EVERYONE KNOWS THAT WE'RE ALL VOLUNTEERS, BUT IT'S WORTH NOTING, AND YOU'VE DONE MORE THAN YOUR FAIR SHARE FOR THIS COMMUNITY.

THIS IS AN AERIAL VIEW OF THE PROPERTY LOCATED OFF OF WEST KIRKWOOD BOULEVARD AND STATE HIGHWAY 114 FRONTAGE.

FUTURE LAND USE IS MIXED USE. THE CURRENT ZONING IS SB TWO GENERALIZED SITE PLAN DISTRICT.

HERE ARE SOME GENERAL NOTES FOR THE SITE PLAN MODIFICATIONS.

THERE ARE SUBMITTING RETAIL BUILDING ELEVATIONS AND RENDERINGS WHICH ARE BEING PROVIDED AT THIS STAGE AS CONCEPTUAL PLANS WERE ONLY APPROVED WITH THE CONCEPT SITE PLAN ORIGINALLY. THEY HAVE SOME MODIFIED EVENT HALL ELEVATIONS WITH MINOR ADJUSTMENTS TO THE ROOF LINE HEIGHT AND VERTICAL FACADE, AND SOME PARKING REVISIONS. THE TOTAL NUMBER OF PARKING SPACES REMAINS THE SAME, BUT THEY HAD SOME PARKING RECONFIGURATIONS.

THIS WAS THEIR CURRENTLY APPROVED SITE PLAN FROM A 25-0026.

THESE ARE THE SITE PLAN COMPARISON, NOTING THE THREE PROPOSED CHANGES.

THIS IS THEIR PROPOSED SITE PLAN AND THE SITE DATA SUMMARY NOTING THE CHANGES FROM THE SITE DATA SUMMARY IS JUST MORE PARKING DURING THE PHASE ONE OF THE PROJECT, AND THE TOTAL SPACE IS STILL BEING 205 SPACES.

AND AS OF CURRENTLY THERE ARE NO PROPERTY OWNER RESPONSES AND.

YEAH. IT DIDN'T REALLY CHANGE. YOU KNOW, IT'S THE CHALLENGE IN THIS AND I DON'T KNOW HOW MANY PLACES IT SOUTHLAKE HAVE IT, BUT THERE'S A 35 FOOT GRADE ELEVATION HERE. AND THAT IS BEEN CHALLENGING UP UNTIL THIS POINT.

I THINK WE'VE GOT IT UNDER CONTROL. WE KNOW WHERE WE ARE AND WHAT WE'RE DOING.

WE'RE ABOUT TO START A 480 FOOT, 12 FOOT RETAINING WALL ON WHERE THIS ORANGE IS ON THIS BACK SIDE HERE.

AND IT'S SUBSTANTIAL. I MEAN, I GOTTA OPEN A CONCRETE PLANT FOR EVERYTHING WE'RE GOING TO PUT ON HERE,

BECAUSE I DIDN'T REALIZE HOW MUCH CONCRETE WORK WE HAD TO DO ON HERE, BUT YEAH, IT'S GOING TO BE, I THINK IT'S GOING TO BE GREAT IF YOU LIKE THE LOOK OF IT.

I THINK THE EVENT SPACE IS GOING TO BE SPECTACULAR AND IT'S NOT MUCH DIFFERENT THAN THE OTHER ONE.

WE MADE SOME TWEAKS ON IT TO TO MAKE SURE THAT IT WAS OBTAINABLE ONCE WE GOT IN THERE AND GRADED THE SITE AND DID THE CUT AND GRADE ON IT.

THE EVENT SPACE IS UNIQUE. IT'S THERE'S A PROJECT GOING ON IN DALLAS RIGHT NOW IN HENDERSON AVENUE THAT HAS SOME SIMILAR LOOKING BUILDINGS TO THAT. AND I'VE SEEN THEM AROUND THE COUNTRY A LOT.

AND, YOU KNOW, YOU'RE NOT GOING TO SEE THEM FROM THE HIGHWAY OR THE STREET. IT'S GOING TO BE TUCKED BACK IN THERE. SO PEOPLE ARE GOING TO HAVE TO VENTURE IN TO SEE IT BECAUSE YOU'RE, YOU'RE, WE'RE REALLY UP ON A PLATEAU.

BUT YOU KNOW, I HOPEFULLY YOU LIKE THE FINISHES ON WHAT WE'VE DONE.

AND THAT'S THE IMPORTANT PART. IT'S GOING TO BE IT'S, WE'RE GOING TO FOLLOW THE SAME BRICK PATTERN THROUGHOUT THE EVENT SPACE AND DAKOTAS WITH THE DARKER BRICK, BUT THEN WE'RE GOING TO GO TO A LIGHTER TONE ON THE RETAIL TO MAKE IT POP A LITTLE BIT.

THE SAME WOOD TREATMENTS ARE ALL THE SAME. THEY JUST GET LIGHTER ON THE RETAIL, BUT IT'S THE SAME SAME PATTERN, SAME THEME, SAME LOOK. THERE'S EIGHT RETAIL BUILDINGS NOW.

I THINK WE'RE AFTER SIX TO BEGIN WITH, BUT THE RETAIL BUILDINGS HAVE THE CAPABILITY OF BEING JOINED TOGETHER.
